If someone at the city thinks that will fit Denman's character, they have no idea of the area. This is basically the worst that could be built there; a sterile and low-quality building. Scale might be fine, but that would be an eye sore.

Where is the exact cross-street for this proposal?

Most shit-proposal I have ever seen in the middle of the downtown peninsula. The under-utilisation of key dense areas in the downtown peninsula (like this) is why we have so many problems with housing and office space. This proposal would be more suitable to a small town like Prince Rupert or Penticton; why the fuck is this being proposed in the downtown of a 2.5 million city with a housing/office problem?

From the article:

It's currently a small parking lot next to Delaney's coffee shop.

Wow! UG-LY!!! And you're right about none being in Vancouver; what a relief. The only building I'll make allowances for is MetLife, formerly the Pan Am Building, on Park Avenue.
At the time it was built, it was still one of the world's taller buildings, and somehow became an icon of Midtown Manhattan. But over the years, it lost its charm, I suppose.

Every one of those "ugly" buildings is fantastic and would make a fantastic addition to Vancouver.

PortLiving plans seven-storey building on Alexander Street
A seven-storey light manufacturing and office building is planned by PortLiving for a triangular site in Railtown.

The site, at Alexander and Heatley, was originally home to Vancouver’s first train station. With that as inspiration, the new building’s ground floor is designed as a “modern interpretation” of a train station platform by Formosis Architecture.

The development is tentatively called Railtown Station.
