I made it my Sunday mission to walk the entire stretch of Davie Street and oh man, how much the western end of Davie has changed in only one year! The amount of development is truly transformational for the entire area and its profile is changing quite a bit for the better. Overall, I like how all the developments are turning out and and only wish there would be a tall 35-40 floor landmark tower being built at Davie and Denman. A taller tower there would look amazing and one can hope.

Really happy to see how an area can change so rapidly, similarly to Granville Bridge loops and Cambie Street Bridge ramps in past few years. Even then, there is just SO MUCH development potential everywhere around Downtown. Our city has changed quite a bit in the 7.5 years I have been here, but man, is there a long way to go for Downtown to start truly feel like a big city.

I really look forward to the Burrard and Nelson area being the next area to change significantly along with the West Georgia / Cardero intersection.

Yes. I wonder what impact there will be on that area in the evening, in winter Denman and Davie area can be so dead, perhaps why so many restaurants end up closing or changing so often. Its definitely going to bring a boost that that area needs. A hotel would be a great addition too somewhere down there. The Sands just seems like meh.

Yup. All the developments rush in once the West End OCP allowed taller buildings along some parts of the few commercial streets of the West End. The other areas that don't allow talls are still pretty dead. Prior to that, West End was just one massive dead zone, now let's have the City allow talls in other parts of West End.

Interesting, looks like a bit of a ghetto insulation job, added later I'm sure. The NEU pipes have a built in layer of insulation, but from the outside it looks like a typical round pipe.

These don't insulate that well, I don;t think.
I winter in front of TD Tower where the pipe is shallower (due to the mall below), the heat melts any snow on the sidewalk.

This turned out great. I really like the glass colour, caulking joints on glass, with the thick black mullions look great.

Simple, but very well executed.

1055 West Georgia

Walked past the RBC on West Georgia St and noticed a redevelopment application for the bank podium. Didn't have time to stop and take a picture, but found the application on the COV website.

Quote:
Royal Centre (KREC) Inc. has applied to the City of Vancouver for permission to develop this site with alternations and reconstruction of the existing bank building.

The proposal includes the following:

alterations and additions to existing office lobby;
alterations to the interior of the existing mall; and
reconstruction of the existing bank building and a 5-storey commercial retail building.
