For comparison, the Park Royal location is just north of 100,000 sq ft. So it's more than possible to do a 95,000 sq ft store. I'd say the only question is, given Simons puts a lot of emphasis on each individual store having a unique design, is there enough frontage that they would be okay with having half the store below ground-level.

That itself would be unique for the chain as no other Simons location has a "basement" and many of their Quebec stores are still just a single level and not even close to ~100,000 sq ft.

so once they complete the construction and hand over to retailers/tenants to build out their spaces, how long will it take to do the cineplex? 6 months?

When Rec Room was first announced, they said that it wouldn't be opening until the year following the rest of the first phase as had been announced by Shape at the time, but they may have been speaking with inside knowledge at that point.

A lot of people have said the existing mall space should be gutted and rebuilt from scratch, but honestly, this render shows that taking better care of the "tent" roof, getting rid of that godawful carpet, adding some visually appealing light fixtures, and painting anything on the inside that's currently taupe/brown a bright white, will do wonders for renewing the existing portion. That actually looks like a new mall.

The question is where the Sporting Life store will be located. It's supposed to be about 40,000 sq ft - so presumably it's in one of those 2 retail units which would prevent consolidation.

Simons would not likely move into the old Sears because it is slated to be demolished in Phase 3.
(and the Zellers will be demolished in Phase 2)

Tower 2 crane is really sticking around there. I think they may be using it for some lower level work because there's no reason the crane dismantle should be taking this long, except maybe the wind of late?

Indigo is also going to need a bigger spot. their stores average 20,000 sq ft.

Plans also show a decently sized 2 storey space on the south side of "East Mews" with an escalator.
But that could be a bigger fashion retailer (H&M, etc)

yes but they sell shoes, beauty and fragrances. Simons does not, hence why it's not considered in the same category. Yes simons sells shoes but they don't have a proper shoe department.

H&M outside of Canada has a home department so it could be considered a department store if Simons is.

Just being a stickler. It's like saying a hotel and a motel are the same thing.

Agreed. That render looks sharp.

Can't wait to get a computer form the Pear store (Apple's knock off Taiwanese-based competitor). Can't wait for them to launch the "J-Phone".

Sounds like folks are warming up to indoor malls again. Fact is modern indoor malls with great interior decors can be extremely inviting, especially during the wet seasons. The outdoor portion of Brentwood mall, as well as the theatres and Rec Room, are all extra gravy.

I think square footage is more of an indicator to me - i.e. over 100,000 sq ft - rather than the particular types of departments the store has.
I think home and fashion are dissimilar enough to bridge a clothing store category.

I guess it's like what used to be called a "Junior Department Store" - Field's, Saan, etc. - but those were smaller in size - comparable to today's discounters like Winners (which may carry more variety of goods (i.e. departments) than Simons, Nordstrom or HoltRenfrew, but which I wouldn't consider department stores.

Primark in Birmingham is 161,000 sq ft over 5 floors, the Manchester primark is 155,000 sq ft and neither are considered department stores. Anyway just a pet peeve.

I wonder if Primark will open there as they are expected to open in Canada soon, or most likely Toronto but we can dream.

The Amazing Brentwood has this on their overview leasing section, so is Q3 autumn?
