Amenities

By the way, super cool all the amenities. More than i thought there was! I imagine access to all this isnt just for renters but residents too. Music room and bbq areas!!! I hope that will discourage ppl from putting bbqs on their balconies. Such a hazard in my opinion.

So tired of waiting...

Poll: when do you think this mall will be actually open to the public (ie meaning not all shops and services open but I guess handed over to Shape)?

Small tenants like in the new foood court will probably open first.
Big ones like Cineplex/Rec Room and Sporting Life may take more time
- but they'd want to take advantage of the holiday box office and gift giving season.

BTW - new plans dated Dec 2018 definitely show the area across the new pedestrian bridge as a food court,
and the "North Court" (outside the north end Department Store anchor) has been scaled back in size / eliminated.
If that end of the mall is to be a "luxury" wing, then maximizing unit space and reducing common areas makes sense financially.

Note that the Department Store loading areas have also been reconfigured.
Also, if it is Holt Renfrew, the sizes of the concessions have been fleshed out more on the new plans
(there are illegible labels for more of them). Something must be afoot.

is the old Zellers still going to be demolished and replaced by that Department store?

so that could be another 10 years away?

Yup - you can see the outline of the old Zellers store in red outline.
That end of the mall is labelled Phase 2 on those plans.
Phase 2 is not very big and apart from the Department Store, the mall can operate during construction.
Don't know what the timeline might be - but didn't they apply for the 4th tower, the one marked "Resid Tower 5"?

Phase 3 will take down the Sears store (also in red outline) and expand out that way.

Phase 4 removes the London Drugs (also in red outline) and builds towers out back.
My guess is that London Drugs moves into the basement of Phase 3, clearing the way for Phase 4 to start.

I wonder where they're going to move the preview center if they're planning on knocking down the old Zellers as part of phase two. Maybe they'll retain a few units of the rental tower for a while.

There's the old Sears as well, but I can't imagine them doing another full build out of a preview center like they currently have.

Office co-working giant WeWork expanding to two new locations in Burnaby
Globally, WeWork has 425 locations in 100 cities and 27 countries, with more than 400,000 members.

WeWork, the global office co-working giant, is launching a regional expansion at two locations outside of the City of Vancouver.

The New York-based shared office provider said it will be opening a location in Burnaby’s Metrotown at the Station Square Building at 6060 Silver Ave.

The Station Square location will have two floors and will include more than 1,200 desks. It’s set to open in September of this year.

Meanwhile, WeWork is also setting up another four-floor, 1,200-desk location at the Brentwood Tower 3 at The Amazing Brentwood complex, which is under construction on Lougheed Highway and Willingdon Ave. That location is expected to open in early 2021, the company confirmed to Postmedia.

When you build, they will come. Great to know we are starting another high-density office district. It's important to bring work to close to where people live.

This is sort of bad news.

Tower 3 only has a 4 floor podium
- so if they take up 4 floors, it sounds like WeWork is going to occupy some streetfront retail units as well as the office floors.
On these plans, light blue is CRU (Commercial Retail Unit), darker blue is Office. Gray in the last one is residential.
I guess that may be okay, since this tower will be somewhat isolated (and retail unviable?) until Phase 3 is built,
then WeWork can be relocated to the office tower or other office space (if they are still around).

Sep 19?

My heart wants to believe the earliest one there, Sep 19 but who knows with this construction team. There doesnt seem to be any sense of urgency over there even with all the delays up till now. I think they may only work half days. The north side of tower one still doesnt have all its balcony railing. There are signs inside the mall for rentals starting spring 2019. Yea, we’ll see about that...and then die a little more when it doesnt happen.

Actually the sentiments I have with forumers is that expectations for the retail is pretty low. We could be in for a surprise.

The team of professionals who are doing tower 3 now are totally different from
the finishing team for tower 2. Since they already done T 1 and T2, may as well get them doing T3. Even if they dont do T3, T2 wont be any faster because it requires different skill workers. Building T3 is not taking away from T2

That's not how these construction projects work, though.

The structural (and most of the mechanical and electrical) for towers 1 and 2 are more or less complete and they are not focusing on finishing the interiors - hence the reason the cranes are coming down.

Tower three is still getting the structural form built which means it's definitely not using the same resources (or labour types and trades) as are now working on or being used to complete Towers 1 and 2 and the mall.

This is the reason you phase projects (especially large ones like this) in this way.

So that you don't stretch yourself too thin with all the resources you have available and the project doesn't take even longer to complete - while also allowing the developer to complete as much as possible to allow phased openings and move-ins even before the entire project is complete. And also so you don't drive up your construction costs (and hence your unit costs) to a ridiculous level trying to complete the entire project at breakneck speed.

There's almost nothing happening in Towers 1 and 2 right now that are taking away from Tower 3's construction that would make it go faster - in much the same way that Tower 3's construction, given where it currently is in the schedule, is not taking away from the completion and finishing of the first two towers.
At least not any more than if they weren't working on it at all, that Towers 1 and 2 and the mall would be completed any faster like you want.

I was inside the mall today, it was really dead, I know its easter. The stores were all empty and most of the people were just sitting at tables or using the playground.

Anyway they have a sign that says Rentals Available Spring 2019. How is that possible? When does spring end? in June? Isn't tower 3 the rental building?
