Thats a risky location for a chain owned location. Franchise owner with dreams maybe, like Subway, more the likely at least for one spot. The other likely a "modern" independent given the neighbourhood ... and interest in healthy eating like "da capo".I can't imagine an ethnic restaurant being in there that needs a tandoori oven, large fryers etc. in the bottom of a condo complex.

Agreed. You add the infrastructure if you know roughly what you plan to have in. However, on a couple of projects we have done. you have to size everything for the total capacities. Which is an issue. especially if you are talking about multiple tenants using that infrastructure.

Indeed. I've seen a rather sizeable office complex food court turn away food tenants because the building systems had been maxed out. In the end, nothing was done because the upgrade costs were completely uneconomic.

Mirama (Jasper/94st) is coming down over the next while. While I have many memories of good dim sum and multiple weddings, it will be a huge improvement for the area to have Cidex redeveloping it.

Dim Sum is almost impossible in Edmonton - pickings of any quality limited to Jumbo and Golden Rice Bowl. Sad. Most places prepare morsels from frozen on demand off a menu. Miramar was a good place in its day. The old Dynasty in Chinatown was much better than what Amy is/was running now. My last very good dim sum was in San Jose ... Costa Rica with its long history of Chinese immigrants that continues to this day.
