I hope this poor man's mix-mash version of BIG/Ole Scheeren/Jean-Nouvel sees the bin, and that the developer's look to hire more visionary architects. This is a huge embarrassment. And one of the architects is on the city design review panel?! No wonder so much sub-par design is allowed in this city. SHAME!

I agree w @suburbanite on the elevated amenity block trend. It's garish - I don't mind amenities being high, but they don't have to be such eyesores. And I normally love contemporary arches in podia, but this looks like faux fancy bathroom tile, or a Shawarma joint level of design. And is that a lowered ceiling/lintel detail behind the arcade? The whole thing looks haphazardly thrown together.
And the stamped brick pavers in the square! I mean, it's probably just the texture map used, but

What is this, the early 90's in small-town Ontario? Oh no.. no no no. NOOOOOO. This isn't just the renders, this looks like too many cooks were in the kitchen and some poor sod had to pull together the renders.
I look forward to the next iteration which must surely be on its way. The materials must meet each other in a more refined way, and they need to tone it down 'a bit'. Beauty in simplicity and elegance in material quality, please.
