I wonder how long the Weston's keep that Loblaws at that location. It's a huge property and must be worth a fortune now. They would need find space in a development near by or on site but I could easily see a proposal for that location in the not so distant future.

I'm sure Choice REIT has long-term plans for the site. I think they would be foolish to sell it outright. It could be one of their best performing locations once that stretch is filled out with behemoth condos.

Wouldn't be surprised to see them partner with a developer to basically sell the air rights above the store for a condo, or better yet, build their own purpose-built rental tower (likely won't happen).

Its funny back when Brookfield launched the KPMG Tower (Bay Adelaide West) everybody was shocked that Toronto could sustain a 218m tower, the tallest office tower to go up in 16 years at the time. I remember chatter on these forums that the market could only handle smaller less risky office towers in the 400-600ft range.

Here we are now with THREE office towers confirmed to go ahead, all of which are taller than Bay Adelaide West. (CIBC Square I at 238m, CIBC Square II at 243m, and now 160 Front at 240m). On the smaller scale (160m ish) we have The Well Office Tower approved and under construction, and 16 York. We also have THE HUB proposed at 281m, and Commerce Court 3 at 298m.

Exciting times for office tower construction in TO!

Height isn't important, it's floor area. The general rule has been 800,000-1,000,000sf. The only one to stray from that so far is CIBC, and especially the Hub, which I think is around 1,800,000.

My memory is different. I think you're mixing up 6 years of Bay Adelaide speculation before it broke ground. There was joy when it did break ground but, there wasn't shock. The market was booming. Experts did express concerns over the amount of office inventory being added but, that also included large towers like Telus and RBC.

160 Front is 1.2 million sq ft, a bit bigger then the usual 800k-1 million.

I think this time Toronto will clear 10 under construction over 200 meters.

This city is pure fire when it comes to Skyscraper construction. Yes New York builds much taller, but obviously Toronto has numbers.

New York = 25 buildings UC of over 200 meters or more, 10 of which are 300 meters or more.

Definitely true.

Toronto has a pretty tight bell-curve for proposed project heights. 15 years ago nearly everything was in that 28 to 35 floor grouping, both downtown and in the suburbs. In fact, I recall discussions with Chicago forumers on the GTAs lack of 150m tall proposals despite having a large number between 100m and 150m under construction.

Anyway, today the same number of units are being constructed but in fewer buildings. The height has increased, downtown, to where 55 floors is more common.


It seems very likely that in 2035 Toronto will continue to need a largish number of units but will have even fewer plots of land to do it on resulting in a further average height increase. I expect we'll see 20 or so 200m buildings under construction at any given time with a half-dozen in the 300m+ group.

It's unlikely to outpace Manhattan in quantity but the project sizes (by height, not $) are likely to be similar.


IMO, this isn't a good thing. It's a side-effect of poorly thought out transportation infrastructure.

160 Front will be starting construction in January according to an interview the developer gave to a business publication.

You would think they'd have permits lined up ready to break ground as soon as they were ready. I wonder if they're seeing if they can get anymore traction on some prospective leases now that it's confirmed moving ahead.
