We always have the scoups on new buildings before ANYONE else. We had the CITC first and our scoups are right north of 70%. There is something to be said for crowdsourcing which, again, is really what the odds are moving forward.

Aside from other factors noted in the RFP - which Philly obviously possesses - if Amazon wants to get into Pharma distribution as widely rumored, the list narrows to one of the Acela locations - with respects to Chicago, Dallas and Atlanta.

They just posted a link to Bovada odds which has Nashville as 8:1 favorites, which seems absurd, so I dont think there's as much science to this as it is a way for these odds-makers to mint $$.

Do we have a thread started for this? This one looks promising.

The architecture looks more promising than anything that's been proposed to date.

Who's the developer? I can't read because of the paywall.

Ensemble Investments LLC of Phoenix is the developer. Same developer who did the Marriott at the Navy Yard.

Also the same developer who previously proposed building there. Lets hope something comes of it this time. Here is the previous page which has been closed. http://forum.skyscraperpage.com/showthread.php?t=201072

Ensemble Investments LLC of Phoenix is proposing a 308-unit apartment tower with a half-acre public plaza on a blighted property on Delaware River piers that was the site of a deadly nightclub collapse in 2000.

Under the plan being presented to Philadelphia community groups ahead of its formal application for zoning approvals, the Pier 34/35 South apartment building would rise 22 stories, Mark Sanderson, a principal with Digsau, the project’s architect, said in an email this week.

The site plan places the tower on the partially submerged Pier 34 at 735 S. Christopher Columbus Blvd. near Fitzwater Street, just south of the Residences at Dockside condominium building. It would have about 100 parking spaces in a garage behind the building, the minimum allowed under the area’s zoning, though more spots could be set aside for residents at a public lot across the street, Sanderson said.

The adjacent Pier 35, now completely underwater during high tides, would be restored and landscaped into a public space inspired by Spruce Harbor Park, a summertime attraction with hammocks and food stalls farther up the waterfront at Penn’s Landing, he said. It also would have a 5,000-square-foot retail structure at its base, facing South Columbus Boulevard.

Under its current design, the tower would stand 244 feet, the maximum permitted on the central Philadelphia’s waterfront for projects making the most of available “bonuses” that let developers add height in exchange for including features seen as benefiting the larger community, he said. The project will get most of the way to that height through bonuses offered for public space, bike paths and retail.

Ensemble acquired the two-pier parcel in 2007, seven years after three women died at the site when a nightclub then on the property collapsed into the river.

The company is also developer of the Courtyard by Marriott hotel in the South Philadelphia Navy Yard.

That new residential tower's design is intriguing and attractive, but it meets the street horribly.

If Jeff Bezos and company want to replicate that kind of impact, “they’ll need to find a place with those same characteristics,” says Santiago Gallino, PhD, Professor at the Tuck School of Business at Dartmouth.

Gallino, for his part, is also betting on “City of Brotherly Love.”

“My personal guess is Philadelphia,” he says. “It has comparable statistics to Seattle in size, income, and transportation. It’s pretty much at the center of gravity of the best schools in the North East. And it’s a city that can be flexible in terms of accommodating a large headquarters.”

Ever since Amazon announced the public search for HQ2, it’s stressed the need for a symbiotic relationship — a place where “customers, employees, and the community can all benefit,” as per a company website. Philly certainly fits the bill, according to Gallino.

“I can see Philadelphia making a positive impact on Amazon, and Amazon making a positive impact on Philadelphia,” he says.

How so? It's gonna be partially built on the pier and in an area that probably won't see much foot traffic other than maybe the town homes across the street and the Dockside Condominiums. If Columbus Blvd were lined up with highrise, lowrise, or things in between, maybe the ground floor retail could face Columbus Blvd. But, if I was a buyer there, I don't mind how things are laid out as advertised at the moment.

This article says that Philly is comparable to Seattle in terms of size and transportation. WTF ! we're way bigger than that coffee-swilling Gemorrah (h/t: Frasier) and have way better transit.

I know the location isn't the best, but need we give up even a shred of urban design? The prior plan came up to the street without the big driveways (if I'm not mistaken), which are the entire street front of this but for bit of blank wall. I do like the looks of it for what it is, but I wish they'd tried harder on the street front.

Philadelphia absolutely has to make a play for this, along with the Amazon HQ2. Now, Apple is a PERFECT fit for the Navy Yard. Just like Amazon is PERFECT fit for Schuylkill Yards.

LET'S MAKE THEM BOTH HAPPEN!!!!
