What is that "thing" parallel to the Skytrain tracks? Pedestrian/cycling elevated path? Road?

That's the new 'high line' they are building from the Dunsmuir viaduct stub.

Funny they put that on the model but never talk about how much it would cost. So I suppose now the total cost of pulling down the viaducts with all the extra bells and whistles would be blown up to 400-500mil?

It's been in the works for a while now, in concurrence with the citywide High Line obsession; should land somewhere between Milross and National, with an on-ramp at Carrall.

Looks amazing! Thanks for the photos, Feathered Friend. Nice to see Hogan's Alley in there. Building connected an cohesive streets in that area is key.

Overall I do like it (though I have noticed that they seem to be hiding what the Georgia ramp will actually look like from the sides / underneath)

But... the highland park and the continued presence of the Skytrain guideway (and what they plan to do underneath them, which I like and is what I have been suggesting for years) has esssentially confirmed that much of this could have indeed been built while retaining at least one of the viaducts for road use.

It comes off super hypocritical since much of their removal was about how they separate the neighborhood, yet we are still going to have two elevated structures running through the park (not to mention the new Georgia ramp) and now that issue seems to have evaporated...

It is pretty obvious that much of this was just to stick it to cars.

Again, I like much of what I see, but think that the process getting here has been pretty sleazy and I still think that there will be traffic congestion issues and / or lost potential economic connectivity when all is said and done.

Looks nice, I will admit ......
But too good to be true. There were rather few pedestrians and strollers there, and just a wisp of traffic - sometimes almost none at all - along Pacific Blvd. Is this another "bait and switch?"

I wonder if that's real of not - that they've signed on as a tenant?
(or an unauthorized logo use?)

... and they've magically removed the security fence around the SkyTrain guideway.

811 Carrall Street - Concord Lands (NEFC Sub-area 6C) - November Concept Update















The Concord Lands have advanced more than a little, and are more than just a massing design. In response to the UDP meeting, the project has seen some sculpting and transferring of mass to make the buildings have a stepped effect. The size of the floating restaurant has been reduced, as there were concerns of a visually cluttered waterfront. Happily, that waterfront has seen it's access improved, and now responds better to people of all ability types.

One element still being discussed is whether to implement the required social housing in each building, or whether to just build it all in one. The proposed location for the social housing tower would be the parking lot to the east of Roger's Arena. There are pros and cons to the idea that need to be weighed out, though I imagine it would be more advantageous to Concord to put it all in one.

Obviously, the project will be phased in, with the proposed social housing tower coming in first, potentially as soon as 2021. After that, its imagined that the waterfront towers would come in along with the northern 425 foot tower to best capitalize on the waterfront, while not having to wait for the Plaza of Nations lands to complete. Likely to be last are the towers facing the park for a variety of reasons.

IMO, that proposed Concord lands NEFC development looks impressive, and I like the curviness of the buildings.
However, for every one of those units lived in - or almost every one of them - there's going to be a car, and someone driving it somewhere, sometime.
What I'm getting at is that this is going to put more pressure on an already congested road system, not only in the local 'hood, but throughout the city.
Has any further thought been given as to how to handle the incrementally increasing number of vehicles there? Or will transit take it up, and make me a 'Don Quixote' tilting at windmills?

That was my immediate thought as well. I like the way it peeks through.
Maybe remove the shoulders from the landmark tower and add it to the top of the central tower (i.e. 10 more storeys).
That would allow more light down to the plazas around Rogers Arena.

Seriously though, where did all of the vehicle lanes on the new Pacific Blvd go? They're not even waiting until after the plan is approved to remove all of the lanes (and come up with some BS excuse)? They're doing it already? Where is the explanation?

This will be a great neighbourhood no doubt, but it is going to affect traffic a whole hell of a lot more than the City has said it would.

I been saying this since day one.

If anyone is under the delusion that traffic wont be worse, they're in for a massive surprise.

Traffic is been affected by simply putting a bike lane on the Dunsmuir viaduct.

Were in a housing crisis unlikely any other, with dozens of prominent Vancouverites ringing alarm bells for over a decade.

It doesn't take a genius that to tell that we are working ourselves into a massive traffic crisis that should be addressed now, not when it spirals completely out of control like housing has.

Very, very frustrating - leadership is about making forward looking decisions, and leadership is precisely what we lack.

Looks like Pacific Blvd will also continue westbound along the south side of BC Place.
Previous versions had a forced right turn at the new Georgia St. ramp.
