Snap Fitness and all other tenants in the Dayton Building were forced to close today "due to the building owner's non-compliance with Manitoba Hydro, refusing to facilitate mandatory upgrades." Snap is hoping to reopen tomorrow night.

This building owner is known for being awful to deal with - this is just ridiculous.

Well, the corner next to Newman-Maclean bldg, now palomino, the reason they are moving is because of new construction of a residential tower.
I know not more than that as to scale, height or condo vs. rental.
I think I heard somewhere like 15 floors?

416 main seems to be garnering a lot of buzz.
There is interest and push for a first rate upscale hotel as proposed before.
The 138 Portage east hotel is rumored to be like a suite or extend stay operation. 416 Main is to compete more directly with Fairmont @ Portage & Main area as Sutton Place is to compete directly with Delta by Mariott in the immediate Convention Centre area.
With the loss of PLR to rentals and growth downtown plus the expansion of the RBC convention centre, all is fine with more hotels.
I have no idea if the proposals for Urbane and Venue will go forward though?
Perhaps one of those will proceed?

Is there something still in the works for the lot at 416 Main in which we might hear some sort of announcement in the coming months? I know last we heard about the project from a few years back it was only put on hold, never formally cancelled, correct? I wonder if the new owners of that lot are still actively pursuing that proposal. With a few tweaks to the design from then I thought it would've fit in very well at Portage and Main. More than any other lot in the city I would like to see 416 Main developed.

The last rumoured project which was said to be home to a Westin hotel, was cancelled when the aspers sold 201 portage and the adjoining 416 main to the Harvard group.

Bakguy, the Urbane and Venue were unsolicited designs, not going forward, but they are helluva good proposals. Hopefully those ideas get the ball rolling and something similar comes out of them but as of today nothing ongoing.

Anyone know WHO owns the triangle lot? Is it Zaifman?

Wonder if these were some sort of elaborate plan to artificially boost the land value of those two properties, lol.

For 221 how are those handicapped parking spots? They are 8 feet wide. How do you get out of the car if you are 50 pounds over-weight?

Edit: Spots are 10 feet wide so it's not too much of an issue. Still, a handicapped spot could be a foot or two wider.

Got another email from Snap that the work done these past 2 days had not received an inspection, and the city inspector anticipates it may be another couple of days.

I'm going to try the drop-in at Morfit tomorrow.

There is nothing in the works. In fact the owner is appealing the rejection of his application to make more parking there. They are not pursuing the Asper proposal. That is dead dead dead.

Also. Tell your councilor to vote against the appeal to expand the parking lot. Vote is on the 19th.

That's unfortunate. It doesn't seem right that this lot would remain vacant while downtown goes through a renaissance. I hope something is proposed/developed at 416 Main in the coming years. Perhaps opening Portage and Main would increase the likelihood of a development at the site.

The challenge with the Portage and Main surface lot is parking is in-demand in the area making it an easy revenue stream and every time a lot is taken out without replacing the parking or a new development happens without including parking in the development to meet the demand it will generate it makes it harder and harder to get rid of the remaining surface lots. In the past 10 years downtown parking revenue has gone up almost 100%. If you run a gravel surface lot like the Portage & Main one your maintenance costs are extremely low so most of that increase is going straight into the property owner's bank account.

I know like hydro substations parking isn't thought of as being sexy and needed around these forums but the reality is if you want the surface lots in downtown gone you need to address the demand for parking and the affects on not meeting the demand to pricing on the remaining lots.

It's a 70s apartment block that was converted into an 80s hotel that was then again converted back into an apartment block in the 00s.

There is a restaurant called Carne on the main floor of that space. The private/group dining spaces are on the other side of the wall. It is lovely inside but pricey for what you get IMO. Have a drink in the lounge if you want to see it. Access the entrance from St Mary between the building and the parking structure.
This building used to be a Sheraton hotel and the first incarnation of the resto was called The Lobby.
