maybe that last proposal didnt proceed because of there being a bar next door and the concern about noise complaints.. i also heard that once the true north condos go up that roof top tavern can no longer have music on after 11 pm..

apparantly people living in the exchange have been making noise complaints and its really 🞵🞵🞵🞵🞵🞵🞵 off bar owners..

boa and district stop both shut down so is palomino club.. that leaves only a few clubs remaining in the exchange area.. citizin 441 main and i guess kingshead pub... i think if something is developed on the land it wont be announced until 2018 after palomino closes the doors.. i wonder if palomino will reopen somewhere else.. i heard maybe the old distrct stop or maybe they will just close down permanently

So now we've got a situation where people are encouraged to go downtown and help it become more vibrant and then when it happens the residents start complaining about the noise? What gives? If they want quiet maybe they should move to the burbs.

ya i think people who decide to live downtown should accept loud music, cars to be something that comes with the territory of living there. its what makes living in that area different and more appealing espeically if you like being in a lively and vibrant environment..

i dont know how people are going to be able to party and enjoy celebrating in the square if theres going to be noise restrictions and no loud music allowed after 11 pm.

I lived in the Ashdown for 5 years before transferring to Vancouver. I faced onto Rorie and of course heard all of the bar noise especially in the warmer months when the patio was open. But that's just it I chose to live there and I loved it. It's all about urban living and that's a choice. If you don't care for these types of things disturbing you do some research and choose a quieter place to live.

Just spoke with the owner of The Pal - that is all completely false. They have until end of next July guaranteed. At that point the owner may decide to redevelop, but it's not likely at this point. The building has not changed owner since The Pal first moved in. They have contingency plans one way or other.

Maybe next July we have this convo again, but it's 50/50 at this point if anything happens there. But to note - the property is Pal (bank) + patio + parking lot east of patio.

EDIT: expect a public announcement this September/October saying one way or the other what is to happen (or not) there. They're getting a heads up either way.

Sorry no pics, but BellMTS is changing the blue strip lighting on their towers to white. First one is already done.

Have to say, kinda sad about this. Those blue lights were just about the only thing lit up in our skyline for decades, and dare I say almost "iconic" or at least, recognizable.

Let's just say they "reclad" the building.

The building was gettin' "old" anyways, built the decade the Millennials HATE ... the 1980s.

Blue is a business colour. So turning it white, makes it now anti-business?

Interesting. I heard the Pal closed for good 18 months ago when it was on Portage. I'm glad it found a new lease on life in the Exchange District. Had some good times there. In my younger years a couple of cougars preyed upon me.

Does anyone know what's happening on Burnell, just north of Portage?

Back around 2013 to early 2015, 258 Burnell (the former Canada Bread Bakery and its old stables building) was going to be turned into condos.

301 Burnell (the old Greyhound garage) had a proposal before the city to turn it into a bunch of two-story multi-family rental houses. Targeting among others, international students.

In late 2015 the Lake St. Martin First Nation (which already owns the 519 Burnell apartment block) had plans to build its own townhouse/apartment suites at 301 Burnell and renovate 258 Burnell into mixed-use. All three properties would be exclusively for its own band members.

Meanwhile in mid-2015, the W.E. Lofts five-story condo complex was going to be built at 361 Burnell. "Roberts said they need to pre-sell 23 of the units, hopefully by the end of August, to qualify for financing. If they hit their target, they expect to begin construction this fall and have the condos ready for occupancy by the fall of 2016."

In 2016 that stretch of Burnell was excavated and repaved, with new sidewalks, landscaping and infrastructure.

In 2017 For Sale signs of have gone back up on 301 Burnell. There's still no activity at 361 Burnell. So, obviously nothing happening there.

But what of 258 Burnell (the former Canada Bread Bakery)? For Sale signs went back up and then back down, so it probably has a new owner. This spring the stables building was torn down, and crews have been working inside the main building since then.

I heard condo hotel plus closure of palomino around December haven't spoke to pal owner just ppl who lease 441 main..

remember this project was never officially cancelled it was deffered.

wouldnt be surprised if this is whats going up

i think artis riet was aware of this thats why went away from having a hotel included at 300 main st theres lots of stuff going on behind the scenes.. regardless what pal owner is saying i think from talking to people who leasing 441 main that palomino is a gonzo... atleast at that location

theyll probably just use the bank as a hotel lobby/restaurant combo

^Maybe you're right and those plans are still in the works, last we heard of that project was it was on hold, correct?
Plus, it was included in renderings of 300 Main, so maybe Ray Wan is dropping hints, but then again those renderings also included mountains...

The deal also includes an attached parkade and 416 Main Street, which the Aspers had planned to build up into a 29-storey tower, including a hotel.

"Certainly the inclusion of the Main Street parcel is interesting," Distasio said. "Is that a project that will go on? Or is that something we will just have to wait and see."

ya that project was never cancelled just put on hold

all soil testing was done on that site already.. it was almost set to proceed i dont know why it was defferred.

harvard would make way more money building something on that lot than just collecting lease from a bar/club

that project was for a completely different owner. It is cancelled.

Would be great to not have three Ray Wan towers at Portage and Main, but at this point I'd take anything on the gravel lot.

Viking, just to clarify as my mind is a little hazy, Project W (a new Westin) was when the Aspers were the owners, correct? Harvard, the current owners, had nothing to do with it?
