They don't even need to take over the Enterprise space... they could just fill in the little lawn area to the south of the existing entrance, as was proposed some years back as part of a Western Canada Music Hall of Fame concept. I couldn't find a rendering of it, but it must have been pitched about 15 years ago or so.

There's enough room on that site to build a pretty spacious and nice lobby and other theatre space. It would be a nice way to improve amenities while enhancing the theatre's appearance...

Or the triangular lot to the north . they could make something special there. I want True North to build another glasshouse on the enterprise lot.

The triangular lot is also poised for greater things IMO. The little lawn space is crying out for a little infill, and a lobby expansion there would give the Burt all the room it needs.

The German Bilingual Programs in North Kildonan serve a similar purpose. I know people with kids learning German and conducting 1/2 of their classes in German, despite no German background.

I was referring to the triangular lot to the north of the Burt, i.e., the one on the same block, not the one across Smith Street.

It's not really about the French so much as it is about getting your kids into a more elite group of classmates.

Something to keep in mind is there is an important distinction between "French immersion" for children with English as a first language and "Francis", aka DSFM, for children with French as their "first" language (or a family history of French fluency). In terms of French immersion it is extremely rare for any children with special needs to be in the class room as the added burden of needing to learn a second language just further compounds what is a difficult process already. Francis on the other hand doesn't have that same constraint.

If you want to look at areas to make cuts to save money at the school division level French immersion would be a potential area to target.

Yes, that's the one I was talking about too. It wouldn't make sense to make a lobby across the street.

That other, larger lot, though, might be the worst in the city. It's in a shoulder area between neighbourhoods and does a great job of dividing the Exchange from Portage. A major development there would have more of an impact on our downtown than anywhere else.

That is a site of key importance. I'd say that only the lot north of 201 Portage can match it for potential impact on the surrounding area. Whatever goes there has to be 10/10.

I wonder who owns that lot these days? Back in my student days when I worked for the city briefly, I had access to a nifty tool that allowed me to click on any parcel of land to find out who the registered owner was. Anyway, I vaguely recall that at the time, there was some numbered Nova Scotia company that owned it although that obviously gave no indication as to who was behind that entity.

351 Smith is the address of the larger lot. Assessed at $1.8 million.
It was sold by Huntingdon REIT in 2010 but the news release doesn't list the buyer. Lot is operated by Impark.

I want this. A 6 floor podium with commercial and residential fronting a parking garage. A low, broad tower at the west end of the podium curves like a mini Edificio Copan. A tall, flatiron tower rises at the east end, drawing eyes from Portage and Main. The podium is high enough to match the density and scale of the neighbouring Exchange district, but low enough to not dominate the Lindsay building or Electric Railway tower. Setbacks from the podium protect the view of the Lindsay building from down Notre Dame.

^ That would be monumental. It has to be something on that scale that goes up on that lot... until then, let it remain parking.

The worst outcome would be for some crappy three storey social service building + accessory surface parking lot to go up and then occupy that spot for the next 75 years.
