Any developments across the street will likely have a large parking garage of their own. There's more than enough room for it. I believe someone with "insider knowledge" said the potential CCH developers were coordinating with Zions to get the garage built. Even if the CCH doesn't happen in the near future, Zions will want to build one whenever their building goes up.

It is, however, true what Makid says that the CCC parking fills up when there is peak traffic on Temple Square or at the convention center. But I think that's beside the point for people complaining about the amount of parking. They seem to want so little parking people are forced to ride transit or pay 20 dollars an hour to park or search for street parking, like in most bigger cities.

Not really. I do work in downtown Seattle you know. I've been involved on one highrise here, and also did a recent feasibility study for a project that had no min. parking requirements because it was a block a way from a light rail line. It only had max. parking requirements. 1800 stalls and all above grade is ridiculous for an urban office building of that size. From the rendering, you can see that there is an above-grade parking garage at mid-block.

What are the chances of this thing actually getting built? I think it is an awesome development. Restaurants and a dog park/public space are some much needed amenities for that side of town. As Granary continues to develop we will need more public space near by that isn't concrete!

Considering they're submitting design review documents to the city and they're a seasoned developer, it looks like chances are pretty good.

A while back, there was some discussion about the new Mayor freezing funding for projects in the pipeline or something about that. Anyone recall? I have not heard any word if Station Center is moving forward. Has anyone? I have heard that the Fleet Block RFP has been stalled indefinitely. Has anyone heard if the NW Natural Pipeline project is moving forward? Are these all stalled now?

Does this new project need some parking? Yes, but 1,800 stalls, as was pointed out that is the same number as the Wells Fargo Center garage. This development appears to have 5-6 above and a massive parking garage. SIX floor of office supported by 1,800 parking spaces. Wells Fargo has 1,800 spots for 26 floors. 1,800 stalls is a massive overbuild, unless as has been pointed out there is future plans for additional development on the block. Let's hope that is the case and lets hope that the future development includes a couple of 10-12 story buildings, otherwise it is WAY OVER BUILT.

I think the point of them reducing their parking numbers and putting that money into the completion of the Trax station is a fantastic idea. The quoted $50 per square foot is pretty accurate, national averages run between $50-70 psf. Let's take into account the Regent St Garage, this garage has 1,200 spaces, it supports some of the parking for the following, 111, former Deseret News Building, Nuemont University, and a 2,500 seat Eccles Theater. Again Wells Fargo garage at 1,800 supports a 26 story massive footprint skyscraper.

I'm in the same camp as Marvland, I'm happy that we are seeing a proposed development, but incentivizing cars and ignoring the transit out the back door is asinine, and actually not very fiscally responsible. They could easily increase the amount of leasable square footage by adding another floor or two or office space and reducing parking by 1/4.

Again it all comes back to this Wells Fargo 26 stories supported by 1,800 parking spaces. Patrinely 6 stories, supported by 1,800 parking spaces.

The City Council, acting as the RDA, shuffled money from some project areas to support affordable housing. Is that what you are referring to?

Looks to me like the parking is to the right which would be 10 floors of office supported by the parking. Also, we don't know how the floor plates compare Wells Fargo to Patrinely, we don't know if the Americas are using some of the parking, and we don't know if other development could be sharing the parking, so I think we need more facts before we declare "too much parking".

Maybe. I remember there was some dispute between the mayor and the council. But, regardless, is Station Center or the Pipeline project moving forward at all? Does anybody know?

Hatman, your posts are always among my favorites. LOL, I love the 92% pleased and 2% annoyed. I do hope that your points, especially regarding the TRAX station become reality in the near future.

IMO, to say that the underground parking at CCC is overbuilt is extremely short sighted.
I think CCC was over built on purpose. The LDS church fills up the parking lot across from the salt palace during confrance and a lot during the holidays. When they develop that block in the future they will need more parking. They were probably just thinking ahead.

My daughter worked at the J.C. Penney building up until about two months ago, and she had a parking permit for the Wells Fargo garage. I don't know what other buildings might share the garage, but that one did (does).
With the cost of parking structures, and the parking needs of a 175kish sq.ft. building, I'm pretty sure that Patrinely will be sharing the cost with future developments, and/or The Grand America.

They probably are sharing parking with Little/Grand. I was surprised the Grand sold that lot. That's where all of the staff for both hotels park. Maybe they are building the garage large enough for the hotel staff to continue parking there.

Good to know Stenar. I'm curious, do you know around how many staff the two hotels employ? Must be quite a few at any given shift.

When I worked for the Department of Commerce my regular parking spot was in the Wells Fargo garage as there is no real parking at the State buildings there on Broadway.
