It would be on a lot more steroids if some of the 450+ footers can break ground next year. Would love to see Opus Place, Yoo on Peachtree, SLS and 1105 West Peachtree St break ground. I think the latter two are more likely to break ground than the former two.

I can't wait to see what Midtown looks like in about 9 months as a number of these projects approach completion. The city is absolutely smoking right now.

The AJC says Henri's bakery is relocating to East Andrews Square in April. http://atlantarestaurants.blog.ajc.com/2...-than-40-years-at-its-buckhead-location/

I assume that means the Alliance mixed use project in the west village is moving forward.

No, I'm not aware of any upcoming news. But I did stay at a Holiday Inn once.

More seriously, with so much of Midtown already under development, just looking around at underutilized parcels makes one wonder what might go there. The Academy of Medicine parking lot at 7th and Cypress seems underutilized. Most of the whole block across the street north of that where ECCO and the Tower are also under utilized.

Near the Varsity and North Avenue MARTA, someone earlier noted a potential whole block, though that wouldn't seem to need any TDRs. Same with Mr. Dewberry's Tenth Street block, it would seem.

Not aware if Northside Hospital used TDRs on their West Peachtree project.

As I said, just curious as to sources that can sell them and going prices.

Happy New Year, all

I wanted to add to AtlantaMustang's comment about Modera Midtown's base. I walked by it the other day and saw the lap siding as well, which is unfortunate. I'm not sure if the Midtown DRC is able to restrict material uses, but that seems awfully cheap for a high-rise podium product in Midtown that will be aiming to get $2.50 / SF rents. Seems like something you'd find on Memorial Drive. Any architects want to chime in? At the very least you think they'd use some of the cheap panelized cementitious you see used on typical multi-family mid-rise construction.

I suppose I'll wait and see what it looks liked painted and together with the finished product, but I had higher hopes. At least they got that totally not over-used and completely necessary box-y bump out going on.

Peachtree Road Medical Tower demo set for next month.

the contractor will demolish the 76,500-square-foot medical office building, probably as early as next month. The building will be scraped to make way for Piedmont Atlanta Hospital’s new $603 million, 16-story patient tower that will be named for its largest benefactor, Home Depot co-founder Bernie Marcus.

Given elevation and the proximity to the Connector the Northside building will actually make a decent impact in the Skyline. Unfortunately it's a building that's better suited for Perimeter Center imo, but oh well.

West Peachtree from 12th to 16th is going to rival the densest stretches of Peachtree Street in terms of continuous major development within 2-3 years. Currently 6 existing highrises, 2 U/C, and 2 major proposals. Plus the oddball Hampton Inn project I really hope magically breaks ground. This area needs more retail badly.

Now there are reports that Lennar has filed permits to both demolish existing structures and begin land work.

A rather confusing planning permit was filed yesterday that looks like a new mixed use development for the Beltline eastside trail between Edgewood and DeKalb. For some reason the work location is listed as 133 Peachtree street, but the actual location (parcel listed) is the combined land at 75 Airline St and 690 DeKalb Ave. Atlanta Development Authority owns the land. This is where North American properties proposed a 200 unit apartment building and where there was debate about Beltline transit.

Here are some renderings of the project being referenced.

Re Northside Midtown

Let me guess - the Spring Street side that is conveniently never shown is several stories of parking deck with token screening. As exciting as all of the development in Midtown is, I am beginning to be concerned about the end result. I think its safe to assume that this will be place where cars are still king and that still needs to change. Midtown has undergone a truly remarkable transformation to get to where it is today but having spent some time over the holidays in other cities, I'm reminded that there is still a long way to go.

The parking garage actually has a significant retail footprint. I believe it is 50K+ sqft.
