Things must be going well development-wise here if we all are arguing about how "urban" something is. This is a development of multiple buildings on a large and currently vacant lot on the fringes of downtown.

In my opinion, anything is better than a vacant lot in a high-visibility section of the city. Hell, a low-rise, vinyl-clad subdivision is still better than a vacant lot.

A city Moncton's size can only absorb so much new residential and commercial capacity per year, and this type of project will have a big impact on that. What it boils down to is that if this goes ahead, there will be that much less demand over the next few years for more infill downtown.

I believe that I agree with Gehrhardt here. This technically is property that is designated as Downtown land by the city of Moncton. If you look at the map on page 117 of this PDF you can see that it is.

Born and raised in Moncton, I myself know that this is actually part of the city refered to as downtown in Moncton, by Moncton residents regardless of wether it has that downtown feeling or not. Unfortunately municipalities downtowns aren't defined by someone's perceptions or a general feel of the area.
I do agree with a lot of the above mentioned about it should have gone to infill more downtown land that is somewhat vacant already, but unfortunately the private sector determines what land they buy to develop and not where the city tells them to put a building.
It would be inconvient to have to cross Vaughn Harvey every once and a while but the truth be told it is going to happen eventually. This city now has a Downtown core that is 5 streets parallel on the Y axis and 22-24 streets parallel on the X axis. Street crossing is something that is going to happen in any city and is something that were all familiar with here in Moncton (just like other cities) and if your used to walking to get to places then it shouldn't bother you.

As a matter of fact, the busy traffic that goes buy this new development, was one reason why this parcel of land was chosen in the first place. Sidewalks, bike lanes and vehicles, to me it doesn't sound that bad at all. The only time that I can remember saying yeah I'm not walking across the street it's too far is back in Winnipeg last December. I was in the mall and when I looked across the street to where Chapter's was, I had to walk through a parking lot of a good 60 spaces, walk across a 6 lane road to the other side and then another 60 or so spaces of parking space to reach the front door. Simply walking across a 4 lane road though, to the front door isn't that bad. It might make a difference for some poeple but not the difference in between failing as a project or being a prosperous one.

Hope I didn't ruffle any feathers but that's my take on it.

Very true. Given the current level of activity in the development sector in the downtown, we now have the luxury of being critics. This is something you see a lot of in the project specific threads in larger cities here on SSP. It's a good thing really.

They had a picture of cars driving in the Jones lake area, and it seems all that is left is the orange plastic construction fencing. The project itself is officially finished (at least according to the T&T).

Fahda's Pita Wraps is closing for renovations ti'll January 10th 2017 I wonder if they will only be renovating the inside, or if there are plans by the building owners to renovate the outside as well.

Interesting. I wonder just how much reno. A complete gut reno would mean they are there to stay for a while. Or is it just fresh new paint on the walls.

Reason I ponder this question is, what is this sleeping giant's (Crown Plaza) plans for this block? Now that the Events Center is taking shape, Junction Urban Village has begun, Sobey's expansion is underway, etc.

By the way, is Fahda's a good place to eat? Never been and always wondered.

Yeah, I don't think I would invest money in a complete rebuild of the restaurant. I still think the Aquillini's have big plans for the entire Crowne Plaza block what with the events centre slated to open in 18 months time. Hopefully we'll hear something about redevelopment plans in 2017...........

Jan 10th reopening is just 2 weeks away, with vacation time still in between. So I doubt it is much more than a Restaurant Makeover style repaint, maybe new seats and/or new kitchen/workspace equipment. I doubt there would be much done outside (especially in the winter) and very unlikely there would be any structural changes.

I think you're right since they opened 11 years ago, and had if I'm not mistaken all 2nd hand equipment in the kitchen at that time.

From people I know it is just new equipment, and potentially new paint that is well needed with new seats, and tables.

Also I have found out that 42 Queen street was demolished, and turned into a metered parking lot not a monthly one, and have also found out there are a few buildings downtown who have gotten permits to renovate the apartments/offices on the second, and third floors to try, and start turning downtown into a higher end rental market.

The developer of Tannery Place is planning to release more details this morning during a meeting with the Probus club. The article in the T & T is stating that the project will be ready in 2018. I wonder if this means every building will be completed by this point? Seems aggressive but I would certainly welcome it!

The schedule is:

2017 - Goodlife Fitness
2018 - Tannery Place & Hilton branded hotel
2019 - the two office buildings along the northern edge of the development

I wouldn't be surprised however if the office buildings aren't built until market conditions warrant it, but we'll see..........

I was going to say just this. I assumed that there is currently no commitment to build the office buildings. The office component seems like the most ambitious part of the Junction according to the current renders, but I wouldn't be surprised to see a major downsizing once they commit to building. Also, isn't 1222 Main street practically empty?

Indeed. I'm not quite sure what's going on with 1222 Main. Originally, Crombie wanted to gut and reconstruct the building similar to 1234 Main, but recently it looks like some interior renovations are taking place instead. It will be interesting to see how this pans out.......

I would have thought they'd build the hotel right on the corner of main and Vaughan Harvey for the best visibility. It will look silly if the whole this gets finished except for the main corner.

I think Crombie has something planned for 1222 main and the old Sobeys. Possibly connecting them at ground level Crowne Plaza style? Just a thought.

The last I checked they seemed to be gutting the interior of 1222 Main but it could be just renovations as stated by MonctonRad.
