It could theoretically be done anywhere. Say retail stores decided to renovate to a classical Edwardian style as a new evolution of retail space. I think many people are still bitter towards real traditional revival as the stuff they attempted to remake in the 80's and 90's has not stood the test of time due to quality and maintenance issues. You could have more details and designs revived from the era than just what the Birks building was decorated with. I personally would like to see a revival of Art Deco architecture (1925-1935) even if it's more streamlined.

For me, it's more edwardian, but Art Deco is cool. Could an authentic but new mall roughly as I described - here, structually -be done? If
done carefully with careful fidelity to the originals and going more in-depth, as you say, it should really work. IMO
Reduce waaaay down the risk of it ever looking phoney or tacky. Stick to the classical guidelines, use fine materials.
What's there not to like?

Wonderbucks is being forced to close on Commercial after the landlord doubles the rent to $25k a month. Local retail is being killed off by greedy landlords, they should publish their names and where they are based:

Why does it matter where they are based?

Furthermore, a landlord should be able to charge another business as much as they want, they aren't running a charity. If they charge too much the premises will stay vacant.

Because I know of at least a couple instances where commercial buyers who believe the Gold Mountain hype think they can just pull a number out of the air to charge their tenants, rather than base it on sound analysis. Obviously they're not the professional landlord class, but it is the same thinking that leads people to believe a 33' lot in Marpole is worth $3 million

True, and if you look around there seems to be an awful lot of that on our high streets, which isn't good for their neighbourhoods.

Saks OFF 5TH Announces Park Royal Store

Saks Fifth Avenue/Hudson's Bay Company have announced that off-price Saks OFF 5TH will open its second Lower Mainland location in affluent West Vancouver, at Park Royal shopping centre. The 33,000 square foot Saks OFF 5TH is scheduled to open in the summer of 2017.

The store will be located in the mall's 'Park Royal North' component, which is anchored by Hudson's Bay (see floor plan below).

“We’re excited to bring Saks OFF 5TH to metro Vancouver and open in one of the area’s premiere shopping destinations,” said Jonathan Greller, President Saks OFF 5TH and Gilt. “Saks OFF 5TH Park Royal will join the company’s store in Tsawwassen Mills as the second store in the market.”

I suppose they'll eliminate the west side of the enclosed mall for the new Saks Off 5th and make one corridor with Hudson's Bay on the east and Saks Off 5th on the west?

Looks like they'll be fronted onto the street and they'll probably keep one or two corridors to the back for Steve Nash. Maybe Chiptole is going over near London Drugs somewhere. Steve Nash will be 30K sq feet, Saks is around 33K. H&M is opening their new space in the South mall with 23,000 square feet across from their temporary location.

Park Royal North is not the only part of the West Vancouver mall that is undergoing some change.

A new Keg Steakhouse + Bar is set to open on Park Royal South early in 2017. The southern part of Park Royal underwent its most significant change in October 2015, when a 100,000-square-foot Simons opened.

The Hudsons Bay there needs a renovation something like they did with the Richmond Centre store, it looks very tired, they have a good range of brands and stuff, better than the typical Bay but it looks tired, dark and boring. I find the upstairs nice and bright with the windows.

You just wonder what the point of renovating the space would be if they're just going to stick to the same market. Can West Vancouver support a TopShop?
