I like the idea of Tracy Aviary at the Fair Park and incorporating the river into it. I love the idea of activating the river with programming. I also like the idea of the the Department of Agriculture having a new building there. I don't however like the idea of them tearing down a historic building in order to build the new one. The Administration building isn't anything overly spectacular, but there is so much room at the Fair Park, that I don't see the need to tear that building down. Incorporate it into the design of the new one. IMO

Couldn't they build the new one around the old one, like a wrap-around? or just build it on the space in front of it?

This is some of what I would like to see happen along western Down Town.

Part 1: New Transit Hub
- Relocate the Amtrack and Grayhound to the area in blue.
- The area in red would become residential.
- 200 North Would be opened up so that traffic could gain access from 400 W.
- It would have a nice design that adds to the charichter of hardware station.
- The New hub would be in a nicer less isolated area.
- The hub would have better more direct access to the airport trax line
- It would help to break up the situations that make the Rio Grande area a homless paradise.
- The Front Runner station in the Rio Grand area could be closed, ruducing operating cost and eliminating stop redundancy.



Part 2: 200 South
- The Road Home would be relocated to the area in orange and have a much more limited capacity then the current location
- The area in green would become recreation/park space for the road home.. Camping would be permitted in this area.
- The location of the old Road home and old Hub (In Red) would become residential.
- The area in Purple would become a Harmons or Whole Foods grocery Store
- This plan would still alow for limited homeless services in the area, but would limit them, and move the facilities out of the way of Gateway/Rio Grande area development.
- It would also offer dedicated park space as an alternative to Pionner Park.



Part 3: Pioneer Park and Landscaping
- Pioneer Park would become Pioneer Square and camping would be prohibited.
- The areas in green would be landscaped in a way that makes camping very uncomfortable to ne'er impossible.
- The plasma center on the corner of 400 S & 400 W would relocate to the east side somewhere. We already have the biomatt on 600 W. Lets put the second facility in a different part of town.
- The red area (former plasma center) could become mixed use Residential.
- The mission facility could be moved to the people's freeway district and that building could be converted in to lofts (outlined in red).



Part 4: Liquor Store
- The liquor stores on 400 S would be closed.
- A new liquor store would be opened at Trolley Square
- A new liquor store would open Close to Harmons... Harmons could even convert part of its first level parking in to space.
- This would cause less traffic congestion on 200W & 400S
- It would be more convenient for Salt Lake residents.
- It would remove the liquor store from the list of conditions close to the Depot District.
- Having the liquor stores on Trolly and Harmons property would prevent loitering and make peopl subject to dress code



Part 5: Trax
- The trax would continue down 400S, turn north on 400W and Connect with the tracks on 400W.
- A yellow line would be added that goes from the airport to the UofU...
- A stop could be added at pioneer park, and a second stop between 200 W & West Temple
- A street car could start out behind Rio Grande on 500 W, turn east and go up 200 S... Posible connecting to trolly square and having a more classic themed car.

I had to redo my average per week and weeks to occupancy formulas, but I think I got them right.

Ehh... so I went over to that 360 apartments today because I was thinking it might be cool to get a prime choice on an apartment in an upcoming area, and I just wanted to get a peak because they started taking the construction tarp down... building doesn't look bad. But I was standing there and some crazy Shirtless crack fiend looking fellow started coming across the street from the park. I walked quickly back to my car... but then there was this other guy standing in the parking lot next door talking on his phone. He just looked like a guy who worked there or something. Well the crazy guy from pioneer park just started screaming at him violently... I though he was going to walk over there and attack the guy... luckily the guy walked back towards his building quickly.

I think I might have to pass on that place. I don't want to feel unsafe like that all of the time.

I seriously don't see why we can't kick all of the bums out of that park. The people of salt lake city pay taxes to maintain that park... and we can't even use it. I think the city should either take serious action to clean up that park, or else just sell it to a developer and let them put apartment buildings there.... I would rather see the city receive tax revenue on the property then pay tax revenue for maintenance on something that's just mostly non-usable.... yeah we have the farmers market there once a week but that could easily be moved to Gateway or anywhere else around there. How long have we been paying to maintain that park just so bums can camp there. I don't even think it's worth it any more... The city hasn't done anything about it in all the years that I've been alive... and I doubt that they ever will.

On second thought maybe it would be fun to move over there and call the police three times a day to complain about the homeless people...

We are looking for 80% right? I kind of hope that they target a bit of a lower price point on the cascade. The building would probably be better off not sitting on HOA fees for 5-8 years while they wait for 800k - multi million dollar units to sale.

Downtown Update - AC Hotel & Milagro Apartments

For the past several years the 200 West block of 200 South has been a dead zone separating the downtown core from Gateway area. Demolition work has started on a mixed-use project by PEG Development that will fill a large portion of the block and help connect two vibrant neighborhoods.

PEG plans to build an eight-story hotel and seven-story mixed used residential building. The hotel will occupy the northeast corner of the block and will be under the AC Marriott Hotels brand and will include 164 guests rooms.

The residential project, called the Milagro Apartments, will have 182 residential units, with 30 studio units, 74 one bedroom units and 78 two-bedroom units. The Milagro will be mid-block and will include ground floor retail along 200 South...

With all of the residential that has been added between 200W & 600W over the past few years, all of the residential that is currently being built, and all that is planned... I really think it's time that someone build a grocery store to service the area... up until the 1990s the area had Safeway and O.P. Skags.. Now there really isn't anything in the direct area.

I think it should be built somewhere between 600N-400S & 600W-200W. I think two possible locations would be the NE corner of 400W & North Temple... or the SW corner of 400W & 200S. I think somthing about the size of down town Harmons would be good. I would rather see smaller stores like Harmons placed more frequently throughout the city then huge stores like smiths market place that are expected to service a huge radius... I think it encourages walkability.

Any thoughts???

I agree, we need a grocery store in west downtown bad. Even something like a Sprouts in the Gateway area would do wonders.

I would be good with almost anything... I wrote to gateway to suggest that they reach out to Petsmart/Banfield... which I would love to see go in the north end of gateway.. you know there is not one Petsmart or Petco north of the one on about 19th S. and 5th W.... and that void stretches all the way from the University of Utah to the airport... I also mentioned to them that there is no grocery store that services the area... and suggested that if they install a couple of things that the community needs that they could act as anchors for other possibilities

I too like the idea of smaller stores throughout downtown, serving neighborhoods rather than entire cities. I wouldn't anticipate Smith's building in the area, even a small concept, as it would probably cannibalize a few of their locations. I also don't anticipate Harmon's as it would surely cannibalize City Creek. As for local full service brands I could see Fresh Market or maybe even a Dan's coming in with a smaller concept. What I think will most likely happen is that Fresh Market will miss the window and one of the chains that tends to have smaller or specialized concepts will come to the area, something like a Sprouts, Trader Joe's, Natural Grocers, or maybe even a Whole Foods.

I anticipate that as the Depot/Gateway District continue to grow and as the homeless issue is under control, that one of these stores will pop up, and I like both your suggested locations. They are in, or will be in, good population centers and are both easily accessible by Transit.

If I worked for Fresh Market, Dan's or even Reams, I would totally be pushing to develop a small concept store for this exact area. I don't anticipate any of those having a store anything like Harmon's City Creek, but a clean, modern, urban concept would do wonders for their image, especially Reams.

I also have the same thoughts about Drug Stores. Smaller concepts located throughout the downtown neighborhoods. This would allow a grocery store without a Pharmacy, because the Pharmacy needs would be handled by a neighboring store.

I reached out to Gateway several years ago and highly encouraged them to pursue a drug store. I was relieved to hear that they were reaching out to drug stores to come to their development, but it just wasn't the right time. The number of housing units has increased since then and ultimately as previously mentioned, once the homeless issue is addressed I think it will happen.


It sounds like we are on the same page with Gateway. Ever since the announcement of City Creek, I have felt that Gateway needs to turn their focus to be entertainment, and neighborhood focused services such as legal drugs(already enough of the other in the area) grocery, coffee shop, cafe's, even a dry cleaner, with some national retail mixed in, and continuing regional and city attractions such as the Planetarium, Children's Museum, Theaters (even if converted to dollar) that was for you ajiuO

I think I like Fresh Market best of all the names that you mentioned. I love sprouts and wholefood but I think Fresh Market would have more mass appeal. Whole food does not sale many mainstream food items. That's why I love Harmons. They have a good balance of Fresh/organic products and main stream... I love their down town store, but I agree that they are not likely to build another location so close.::

I wonder if the LDS church would ever sale/lease the property on 400W N Temple for a grocery store. I think 200S would be a more interesting location... but it might be much longer before it could happen there. North Temple is not a bad area as it stands right now and I think it could happen sooner there. It might be nice to build at the same time that the apartment building on 300W & N Temple is going up... plus with hardware station and the 400 W apartments... it would really kind of finish of that area... so that might be the better choice..

Somthing else that might be interesting is to get Safeway or Albertsons to come back in to the state. Safeway was originally the store that serviced the area. Could be cool for them to make a come back. Albertsons might make more sense though because the already operate a store under a different name up on redwood road... they also operated on north Temple for a while.... I wouldn't mind seeing either making a return though... more options.

Tensions are high between city council and the mayor's office. The mayor refused to offer a recommendation on what the council should do when the moratorium on impact fees expired. Also Boulder has applied for a building permit for Sugarmont so hopefully that means we see construction start early next year. Construction workers are about to put up the protected sidewalks for construction of the 4th and 4th project (not sure what they are called, lol) so looks like that project is progressing now.

It's nice to see this infill, but I hope they reject this ourtright or tell them to add storefront/ larger glazing percentage at the base along with some commercial/retail businesses fronting North Temple and 300 West at ground level. Salt Lake City is really shooting themselves in the foot by allowing these developments to not have better urban street frontages at the ground level
