The affordable housing subsidies are not what raises rents, a shortage of units is what raises rents. It's called basic supply and demand. A building owner could have zero affordable units and they will price their units to meet whatever the demand in the market is. The majority of any new development isn't going to have drastically different rental rates if they have zero or 20% affordable units. The aren't losing money by renting out affordable units. They don't get that money in monthly rents, but they get that money in tax breaks, every year. Rent prices in Salt Lake City are skyrocketing because there is a huge desire to live in the city and there is a shortage of units, not because a few affordable units are being added to a few buildings. An as a note, the city hasn't initiated a required affordable unit in all new construction, they are considering it, but it hasn't been included. They are encouraging it, but they have not teeth, except in the Paperbox case, where the city is giving the property to the developer in order to achieve the goal of more affordable housing.

Cowboy has been including affordable units in most of their developments for years, the market rate units aren't any higher than full market rate buildings. My assumption is that they do it for a couple of reasons, 1) there is a market for affordable units, and always will be resulting in there always being a need for their units 2) because it makes financial sense because they get the Low Income Housing Tax Credits every year.

Oh thank god. Viperlord Updates. These endless non development conversations have been killing me.

I like this one, it's shaking things up a bit and isn't trying to have the massing of a Super Walmart. I also love that the Denver Street apartments are actually completely within the center of a block, this city has so much space that goes unused in the center of our blocks.

I agree on all accounts, development discussion, and E Downtown providing retail space on the main floor and not being the size of a big box, and I too love that a midblock street is getting some redevelopment, activating the middle of our blocks.

I like the front design mix on 500 E. Pretty cool setup. I think it will have a lot of interesting street appeal.

I think it would be nice if the LaSalle Group came up with a proposal like this, as to not disturb the existing grand entrance into the Pantages Theater:

I had the opportunity to appreciate something that is becoming rare in the Central City, a large parking lot bordering other parking lots. I heard recently that urban ecologists are changing these parking lots' status to vulnerable for the Central City. Apparently hack developers are displacing these parking lots for apartment projects with giant footprints and weak ass height that barely raise the needle toward a more urban life. The lack of design, detailing and complexity of this new invasive species make the ecologists wonder if the developers paid for the "architects" to spend more than 2 hours on Google sketch up.


That evolving skyline tho. <3

Another question along that topic? Is it official that the multi-national and very deep pocketed firm previously discussed has actually purchased the Utah Pantages Theatre for their development plans? I seem to remember there was discussion of their keen interest and plans to review feasibility of a Theatre restoration, coupled with a Hotel/Residential Tower??

Regarding the restoration of the Theatre's entry. Frankly, that long, low slung entry hall is not my favorite feature of the Theatre. I work often in some of the many grand theatres of Downtown Los Angeles. Among their many assets, they are often used to create sets depicting the opulence of a French Palace, or some such European period piece. The Salt Lake Theatre stage area is very impressive and compares well with L.A's grandest, but the entry hall tells me that they were very constrained budget wise, when it came to a grand entry right off the street. A truly grand open entry was the norm, and what one would expect when entering a typical movie palace here in Los Angeles. I would rather see them get rid of all of that junk space surrounding the hall way, and open it up. Using of course the same features of the original(replicated), which are much more open and far grander, but further into the interior. This for a truly grand lobby.

Agreed. Maverik has really changed the SLC skyline. Kudos to them.

If the Jazz were actually a good team, then I could see the justification for an upgrade. But they stink! Any Amount of reno money for the Delta Center can't hide the fact that the Jazz SUCK!!!!

And for them to ask the RDA of SLC to give them back 40 percent of new property taxes or $22M is completely asinine and a slap in the face to tax payers. The arena will provide incentives to businesses regardless of an update to the building, and a renovation of this size SHOULD NOT involve any taxpayer money. The 1.8B rebuild of the airport doesn't use a dime of tax money. This arena upgrade shouldn't either.
