I saw the sign this morning as well. Although it has Ken's company it looks like a for sale sign. The 150 State Boyer tower had a sign up recently that was clearly about leasing, this looks like they are trying to sell this property to someone else to develop it. This could be a good thing if it means it will go to someone with experience that builds there instead of the lot continuing to sit vacant.

How much you wanna bet that whoever buys the property ends up putting a 5-7 story apartment building that is cladded in a mixture of stucco, natural stone, and metal (for that modern edge)?

At least the regent street hotel is still pretty likely... I'm guessing that might have helped to kill this though.

2016 State of Downtown

http://downtownslc.org/images/DTA_State_of_Downtown_2016_EMAIL_1.pdf

Downtown still rising as Salt Lake City’s urban core reaches record retail sales
Downtown Salt Lake City rang up an all-time high of $850.8 million in retail sales in 2015 as it continued to solidify its place as a regional shopping, hospitality and dining destination.

Office space is another major sign of downtown's strength. Vacancy rates have dipped to 12.6 percent in light of heightened demand from technology companies relocating from the suburbs. At least 439,611 square feet of new space is under construction, at 111 S. Main, which is expected to be 90 percent occupied when it opens later this year.

"111 is the big story," said Nadia Letey, vice president and office-property specialist at the real estate brokerage CBRE.

The city shouldn't have allowed them to demolish a structure for a proposed development until the developer has given proof of financing. The previous buildings there would have been better than surface parking or weeded demolished site.

I have my doubts about Regent also. I would love for this to be built, but do they have a hotelier on board yet?

They need the extension because the site is still being used by the RDA.

That loopnet listing specifically says it's a lot for sale, nothing more.

"Restaurants, bars and taverns made up 42 percent of downtown's total retail sales, or about $357 million, putting night life at the top of its economic drivers. Shopping for clothing and accessories accounted for the next biggest chunk, at $145 million."

Sorry mormons, the booze hounds are the ones keeping downtown slc alive. Maybe think about getting rid of all these archaic laws?

Mathis referenced a June 2016 survey by the Downtown Alliance and Lighthouse Research that showed that 21 percent of respondents from the four major counties along the Wasatch Front (Salt Lake, Utah, Davis and Weber) said they would like to live downtown.

This is literally an example of "if you build it they will come." I am also heartened by seeing dining and nightlife dominating downtown sales, that along with arts and culture will keep downtown SLC unique in Utah.

The Downtown Alliance and the Salt Lake Chamber have promised to push hard for updated liquor laws in the next session. The downtown data will either help make their case or make the Legislature feel that our current laws are doing fine. I am hoping for the prior.

You had stated that of the seven murders in 2015 six had occurred on the west side, when it was actually eight murders and three of them happened on the west side.

There is also a drastically changing opinion of Rose Park vs Glendale/Poplar Grove. The property values in Rose Park are increasing faster as young people and young families are moving back into the area.

East side vs west side is going to always look worse for the west side, but neighborhood vs neighborhood, or district vs district evens it out more. District 6 is an outlier, which is good, I'm glad to see there is an average of 0 murders there over the last 5 years. Based on the 5 year average District one has a lower homicide rate than 3, 4 and 5.
I pulled all my homicide numbers from 2015 from a Salt Lake Tribune article on Utah homicides - then filtered for Salt Lake City and location. That was before I realized the website I linked to allowed for you to go back to 2015 - which is why I went back to 2011, where 15 of 32 homicides happened on Salt Lake's west side, which, to me, is a pretty significant number and helps play a role in why there is a view, both within the west-side and out, of there being a much higher crime rate. That's all.

But fun discussion.

But most likely will be the latter since the legislature seems to do everything in their power to not loosen the laws.

Three replies in a row, sorry...

Is anyone really surprised that the Void Corporate Center appears to be doomed? I called it all the way back when it was announced. It just felt too good to be true. Oh well.

Not surprised at all. Aside of the multi billion investment by the mormons. SLC is retarded in its development progress. All starts with leadership, or a serious lack thereof, and poor policies in place. (Yes, I am taking pot shots.)

I hear that econo lodge is hot on that property, and goodyear wants to rebuild. Perfect additions that fit right in downtown.
