I'm blown away by how thorough, extensive and frequent mcminsen's posts are, he's an outstanding contributor, provided likely the most detailed and informative photos since I've been a member. Well done mcminsen and many thanks!

Yes, I guess since all the major projects that started couple of years ago are already completed or near completion, therefore less people are posting about them (but of course I always, always appreciate the contributions from McMinsen and Klazu, among others). There are a few notable new projects that are just starting to take off and I'm thinking the excitement would come when they are getting taller. Otherwise, I don't see any more new starts or exciting projects confirmed lately. Share bike news can be fun, but at least for me that is a passing fad. I have my reservations about its success. And who's excited to hear news about suicide fences on the bridges? At least for the moment, excitement seems to be shifting to the eastern suburbs.

I think the point has been made that there is plenty proposed and starting construction downtown. You make random claims meant to piss off others in threads, that is the definition of troll.

While I'm sure it doesn't happen very often, I had a coworker busted for lack of helmet. Of course, he was riding an electric bicycle on the sidewalk as well, tsk tsk. I've also seen cops giving a couple tickets to cyclists sans helmets on one occasion on Ontario Street near 2nd Avenue so it does happen.

Love that intersection. The small plaza gives that corner a real European feel.

I really enjoyed the junk shop that was on the ground floor. Lots of interesting things in there. At least this now confirms that they are closed for good.

While out on a short walk today ... where Capstone Tea & Fondue on Robson was there is now notice of a planned medical marijuana place (the five following pixs, mine, July 9)



and on Denman between Robson and Haro, news of a Touhenboku Ramen opening up



and at Jervis and Harwood, they have almost completed the renovation/addition





and for context of the Jervis and Harwood location, if you look east from the sign, there's the ever so-slowly progressing 1245 Harwood (where it looks like an active construction site, but I can't see much difference from my last walk by about a month ago)

I always liked the googie style roofline of that 60's commercial strip on Denman. needs work though.

I dunno about the other buildings on that block but that 70's west coast modern style place right next door to The Jervis at 1345 Davie is in terrible condition. I was in it a few years ago on an upper floor and many of the walkways and hallways are wonky, uneven, rotting and smelled more musty then any other woodframe apartment i have ever been in, weird because it's not very old. Hopefully it's redevelopment is coming soon.

Oops, my bad. I meant to put 1385 Davie, it's been fixed in the original post. Markon plans to replace 1180 Broughton & 1385 Davie with the following (copied from the Dec.1 2015 OFFERING MEMORANDUM):

The Land is expected to be approved for and developed with two towers of 141 market residential condominiums constructed over a 3 1/2 storey podium, which will contain 68 affordable housing units and an underground parkade. The plan contemplates an overall FSR of 6.56 (gross building area of 227,225 sf).

Under the terms of the agreement with the City of Vancouver, the 68 affordable housing units (23 studios,11 one-bedrooms and 34 two-bedrooms) will be contained within a separate air space parcel with a separate entrance off Davie Street towards the west end of the site. The housing is intended to be "income tested affordable rental" wherein 30% of the units are limited to 80% of market rents. The affordable housing air space parcel will be owned and managed by the City (or by a designate of the City).
