It looks like it's time to form a SLC YIMBY group. Supporting higher density developments, that have a good design of course, but to attend meetings and support more housing.

While I don't know if I agree with the negative recommendation from the Commission and Fife's opposition to it, he is right in that 5 stories isn't traditionally included in the definition of "Missing Middle" Housing. This is clearly a mid-rise development.

I'm not opposed to it, and there is a need for more housing and more dense housing. The fact that residents are speaking out about how much density is being built in the city is stupid. Where exactly are we supposed to put the people that want to live in the city, or should we simply close the doors to new residents? The reality is, that if there aren't more housing options available, meaning more density in areas of the city, more single family homes will be purchased by investors and will rent them out to 3, 4, 5, or even 6 individuals, depending on the size of the house. A house on .12 acres with 5 residents equals 40 residents per acre, but with less planning for parking and other infrastructure items.

Look, people say one thing and do the opposite all the time. Maybe your friend is one of the good guys?

I was thinking the exact same thing earlier this week. The Salt Lake Urbanist Society

It isn't just Downtown and Sugarhouse that should focus on density either. Why do I need 20 feet of wasted space in front of my home? Why must 60% of my lot remain undeveloped? Why is my 100+ year old home inappropriate for someone to build in my neighborhood today?

Would this really be detrimental to SLC?

While the company moved their headquarters to Utah years ago, but as of the second full week of June they are officially Made4Utah.

Welch said, "This week we are moving our state of corporation to Utah. We are becoming a Utah company."
With this move and the continued growth of the company, the corporate headquarters of Maverik, their base camp, just opened their new offices in downtown Salt Lake City.


Welch continued, "We are excited about our office building we are making a statement that this is our home. It's a great time in Maverik's history."

The offices themselves are great, but just downstairs is something new and a first for downtown Salt Lake City: a Maverik in the heart of the state's capital city.

In all fairness to the planning commission, this isn't the type of development they are opposing. I agree with the planning commission that a five story multifamily isn't entirely appropriate for that area. It's too big. I think something to the scale of what you posted would be great for that area. It's a good example of something that actually is part of the missing middle.

Good point. I think the planning commission would enthusiastically welcome accurate recreations of these San Francisco beauties, especially around the Avenues.

I think some people want every project that goes awry to be connected to some sort of scandal and lots of finger pointing occurs. I work directly with the Council quite often and I have to say that in no way was their decision swayed by outside influences other than perhaps those that spoke at the public hearing. This project has huge issues and the primary issue at the moment is that no hotel operator wants to be a part of it. Every major hotel chain has been approached and none are willing to bite yet. Until they have the backing of a major hotel chain this project is going to go nowhere. Having said that, if the proposed hotel begins to move forward and a design arises that exceeds the new height limit, it will not be difficult to find 4 City Council votes to make the needed changes.

State looking to build new 10,000-seat, $17M arena at Utah fairgrounds with help from Mormon Church.

As long as the LDS Church is simply a donor and not a stake holder. Meaning the arena can still sell beer. I think it's a smart investment. Generating $1 million in revenue that can then be put back into the Fairpark, I think that is a worthwhile investment.


On a side note, I should know by now not to comment on Trib articles. At least when we disagree on here it is based on some logic or opinion rather than pulled out of ones ass.

I'm confused didn't we just try to place a stadium there for the Monarchs to play and instead opted to put them out in BFN. Now, we've got the rodeo involved and they call a special session to approve it. Yeehaww I guess.

Don't get me wrong I am excited to see another stadium get built close to downtown but rodeo... really?

The Monarch's deal required the State to extend the lease for the Fairpark for 40 years and the state was still thinking about moving the Fairpark to Herriman and selling the current land to developers.

They got the cost analysis back and found that it was a lot cheaper and better to keep the Fairpark where it is and spend money to bring it up to where it needs to be. This came about roughly 2 to 3 weeks after the Monarch's deal was dead for SLC.

But after the Monarch's deal died, the Days of `47 people stepped forward with the idea of using it for the yearly rodeo and other items since the animals are all kept at or near the Fairpark. This idea has grown to where it is today and it has gained a lot of support.

Remember back when I was arguing about the 3 floor height restriction in Central 9th at the corner of 9th S and 2nd W, and how I thought that a stepped back approach would be more appropriate, in order to add density? To me it makes sense to add as much density as is appropriate to neighborhood like this, particularly due to it being focused on a Trax station. I don't see why this wouldn't be a good idea.

This is what I envisioned. This is a new proposal in Detroit to integrate new development into an existing neighborhood.

I would say scale this down just a bit and have 5 or 4 floors along 9th S, and step is down to 2 or 3 along 200 W. You will notice in the second image that it's stepping down to meet the heights of the existing building stock.

UT Planner, out of all the people on this site, I respect you the most.

My friend had suggested that lobbying against the size of the hotel was a major reason that neither developers or major hoteliers did not want to be part of the deal.

What do you know? Why are major chains not coming forward?

If the tan panels on the west facade of the Liberty Crest apartments ( 150 South 200 East) are the actual finish, the nearby mural might reflect many forum members' opinion of color and material choice.

Building is all coverd up so they don't make a mess sanding the styrofoam during the stucco process.
