Anyways, back on the topic of 300 & 360 Main St.

I'm OK with the reclad.

It's reflective glass. There must be some sort of newer glass that allows this type of construction to be used in places like Edmonton and Winnipeg that didn't exist decades ago.

What would have been worse is for Artis to say, "we're going to totally demolish 360 Main St. and build something taller". That would have hurt my feelings, as I love that buildling because it was completed at the start of the 80s, my teenage years.

My all time favourite continues to be 201 Portage Ave./TD Centre. Wish that TD had it's logo atop again. I kind of miss that.

I don't know what to do about 1 Lombard Place aka The Richardson Building. A reclad might not be enough. Never really liked it when it was completed in '69 (age 3). Love the old Bank of Montreal/Newport Centre/ROGERS building from '71 (age 5) moreso. Just make the ROGERS logo larger.

Triton has included 300 Main in the Diagrams section under proposed. It gives us a good feel and perspective of its height as it sits between SkyCity and 201 Portage. Triton's really on top of it. Great stuff

I also appreciated that. Now, someone needs to add the new 27 floor SUTTON PLACE HOTEL into the scheme of height as well.
No mention of it there yet?
I am thinking it would be somewhere between 290 to 310 feet? There will be a few floors of commercial and other space for conferences and they have higher ceilings, plus, I would think it would top out a little more than Radisson ( 272 FT) since new buildings tend to have a bit more height per floor?

Your estimate seems quite fair and accurate. It's not unreasonable to think that it would be taller than the Radisson.

As far as the render goes, I can't speak for Triton, he may chime in here himself, but usually actual details and renders of buildings are released before he works on diagrams. I believe the pictures released are just conceptual.

Hopefully, even without a render, the Sutton Place project gets added to the diagram. Render can be added later.

The re-clad is gonna look nice and keep it updated. Downtown Winnipeg looks like its stuck in the 70's for the most part.

True, but since we have had virtually nothing new added to the skyline since 1989 downtown, until recently, it shows.
The new curtain wall will make this look as a new tower.
With the 360 reclad and so many new towers, we will have a fresh new look.
I sound like a broken record but Radisson Hotel needs one reclad bad. lol

360 gets grandfathered. I could be wrong, but I'm sure the code applies to new builds/structures and not renovations.

300 Assiniboine might actually be compliant with the basic prescriptive path, but this has no bearing on how much glazing would be used for 300 Main. Artis will use much more glass.

It's a rendering. Not sure why everyone now expects the future product to look identical, or is prepared to get offended if it doesn't.

However, it's a strong indicator of the project and design direction, and will likely look very very similar upon completion.

Hell, SkyCity first announced mixing office and luxury residential in the tower portion (not podium below), as well as building up to 62 floors. That changed to 42 and luxury condos, and ended up at 45 floors an "starting under 200k" afforable suites. Concepts and scope can change.

But for the time being, Artis is presenting the most reliable info and scope they have.

I was curious on the 62 floors you mentioned re: SkyCity? Can't recall that number?

I think SkyCity was saying equivalent to 60 some stories. Cause they have 42 floors of condos, but then a 9 "storey" tall roof piece that is not habitable. Etc. But the building height would be equivalent to 62 storeys we'll say. So maybe 620' using 10' per storey.

Originally, SKYCITY was to have 46 floors total with a pentice, equivalent of 9 stories... appearing say like 55 floors.
Now, it was revised to 45 floors with a 7 floor pentice, appearing like 7 additional floors..so as 52.
The pentice was originally to have additional amenities for owners and mechanical but I think that has changed. Even the podium has come down a floor or 2?
SKYCITY did say final height will depend how sales go...

I could be wrong on the interpretation of SkyCity's various floor counts... I recall hearing 60+ from SkyCity themselves, and I'm not sure if that came before or after the introduction of the architectural fin. Regardless, they came into the city swinging with a myriad of promises and ideas that changed over the years until they arrived at what they're selling today.

And thanks for the kind welcome Cyro! I enjoy development and construction so stumbling across this forum has been a fun surprise. I'll learn the ropes shortly, so bear with me if my behaviours aren't quite as per forum norms (otherwise I'm only on car forums, which can be abrasive and idiotic).

No problem! The new code is frustrating, and does however invoke higher costs. A major downside for our city, which has the highest construction costs in the country.

I see the ideals behind the code, but a few years back Armin Martens also said (strongly paraphrased): "I don't understand the fear. Why WOULDN'T we, or anyone else, seek to build the most efficient buildings possible? Higher quality asset, lower operating costs."

This view will be spectacular when 300 Main and the recladding of 360 Main are finished. Bonus if the parking lot adjacent to Wawanesa gets filled with a tower tall enough to be noticed.
