Why is no one mentioning the amount of glass versus the new building codes?

Thought the new building codes did not allow for glass walls.

There is a difference between glass you can see through and glass that is basically there for looks. 360 will have the exact same amount of glass windows as before. Just the ugly metal skins between floors will be changed to glass for looks. The insulation is still behind the glass to meet codes.

300 I am guessing will be the same. A mix of both.

I disagree. Buildings in Winnipeg 30 years old clad in glass are as gorgeous now as they were when built (such as 330 St. Mary Ave). These stand the test of time. Recladding the Richardson such as the example I provided would never grow tired.

While I applaud Winnipeg for preserving the era of brutalist hotel architecture I would be happy to see something done with this one.

Yes. I would equate a fondness of the Radisson to that of a street because the Radisson essentially looks like a vertical roadway. It is pure ugliness.

360 gets grandfathered past the new energy codes. So they theoretically don't need ANY insulation.

300 is hard to tell, as it is just a preliminary render at this point. However there does seem to be a fair amount of blank exterior wall visible, so at least they are trying to be somewhat realistic.

300 Assiniboine is about the amount of glass you should expect on this one.

I'm sorry sir, but the Radisson is awesome. All it needs is a touch up by re-installing the parkade ramp windows and façade lighting that CanadInns inexplicably removed.

It's a thing of beauty. Recladding it would be a crime.

Really? That would look wildly different from the rendering unveiled yesterday.

If that's the case, then between the height uncertainty and possible changes to the exterior materials, the rendering basically amounts to a piece of fan art rather than any kind of accurate representation of what the building will actually look like.

I don't think so. Look at TNS. I am not going to buy that we will end up with a bunker-like building, which is what 300 Assiniboine is.

Yeah, renderings made public usually end up bearing a strong resemblance to what actually gets built. I guess the MTS Centre went through a couple of iterations before the final version was built, but that's pretty rare.

Glasshouse, Alt, Heritage Landing, RBCCC all looked more or less as illustrated.

They haven't even locked down height - so I think we should be careful making any conclusions that they have somehow locked in the exterior finishes at this point.

300 Assiniboine is probably a good example of a "budget" highrise in terms of glass and exterior finish treatment.

If Artis wants to spend more per square foot on this one, great - but we cannot assume a render in which there are mountains, unbuilt buildings, weird amounts of street lanes, etc. etc. is anything bordering on accurate at this point.

It's just a pretty picture. Admire it, and wait for the real drawings.

I never pay much attention to the background and other assorted filler in the rendering, but I do admit I put a fair bit of weight on the illustration of the building itself. I mean, it must be based on something more substantive than just the developer's imagination, no?

Given the prominent location I'd be more than a little disappointed if it ends up not being built generally as illustrated.

yes, initial estimates 4-5 years ago pegged it at aprx: $ 45M, It may have increased from that time but quite value conscious for a new 25 floor residential complex. Looks good as well..

Good advice, that's how I'm seeing it at this point.
