I was simply showing potential large development or redevelopment directly facing the "Civic Space" and along 4th South that S.P. had mentioned, that started this dialoque. I actually like that strip of retail where the bail bonds and Cannellas is located, it could be drastically improved with just a new tenant in place of the Bail Bonds.

Actually the Utah Arts Festival is the largest event held of the "Civic Space", and uses the entire Library Block and over half of Washington Square and it seems that they need to use more of Washington Square. Attendance is at 80,000. I don't think that could be accommodated with the addition of those buildings. Just my opinion of course.

The largest Pride to date was 50,000 in 2004, but it's estimated that 2015 may have been larger.

Season at Library Square added some density to the neighborhood, it's just horrible to look at, I mean I'd rather look at The Gateway. It's just not enough. Some of that that I proposed needs to be office and some need to be residential. The combination of uses provides a full time population to use the park space on a more regular basis.

As always we don't disagree on the big things, but I still think you seem to look at Salt Lake City like it's in a vacuum and not in the context of other cities. You haven't even attempted to address the fact that our civic space is just massive compared Seattle or San Francisco. It's a hell of a lot more space than the civic campus of Cleveland!

You're right, we don't disagree on the big things.

It's actually not that much larger than Denver's, and SLC area is substantially more developed than Denver's. Total Linear ft along State, 400 S behind the PSB and 500 S is 5,148 ft. Denver's measured along the east side of Bannock St, Colfax, Grant and 14th Ave is 4,503 ft. Cleveland's is roughly 4,082 ft with zero development within those boarders.

Yes ours may be larger than Cleveland's but during my time in Cleveland it was very under utilized, our Civic Space has much more programming than the Cleveland Mall did. However it does get a fair amount of day time usage, because of the density surrounding it.

Now if our "Civic Space" were ever to continue past the PSB to 400 E, I would be all for development along 400 S and 500 S, with space in the middle of the block.

Denver's space includes the State Capitol! And look at all those museums close to it and the closeness of the City Hall with the street and the Capitol with the street. It's such a better use of the space. Just think of the green space alone around the capitol of Utah. Insane.

Barf. I would fight any more tearing down of anything adjacent to the city campus for more campus land. Look at the lower right hand corner of the Library block and how well the Public Safety Building would fit into there. If we build a new modern art museum or any kind of fluff civic thing like that, it should be around the Library.

Based on these examples I think the areas in red on this next pic of the Salt Lake City civic campus should be developed along the street in question.

I don't think the open spave is the problem with walk ability. It's that that space is isolated. We don't have streets around our civic space we have highways. I think a traffic underpass with a pedestrian bridge at current street level on state and perhaps 500 s would be the best way to address it. We will have a hard time putting any road on a diet because we have so few of them.

Here's a piece of info from the article for you new tallest maniacs:

If the Arrow Press site was selected for the convention center hotel, it could be Salt Lake’s tallest building. The site is just under two acres and if the site was selected, Priskos proposes a 480-foot, 39-story hotel to accommodate the 850 to 1,200 hotel rooms and ample convention space required by county.

So there is at least one proposal that could be a new tallest for the CCH, but it's not on the convention center block like the county wants.

There's definitely some truth there. The green space lacks paths and programming that could make it a good public space. The corners that I chopped off on the City and County Building block aren't being used much now because they're just lawn. More paths and seating would at least make the massive space more friendly for people needing a place to chillax on their lunch break. Some kind of interior pedestrian road like the one that surrounds Liberty Park would help as well.
