Like, an entire university? Just looking at the map of Regina, the U of R is already 3-4 times larger than the space at the old CPR yards. Even if you take out the research buildings and green spaces, you still wouldn't be able to fit just the education buildings there.

Second campus perhaps. University of Winnipeg would mostly fit into that space and given the options of development lots within the warehouse district, campus housing could be close. Having that kind of thing would be an interesting proposal and maybe do more for revitalizing the area given the limited connections across the track we have for the area.

Its an interesting concept. I'd like to see mixed use with quite a bit of residential and a second downtown park that could be oriented in a better fashion to support the folk festival and other outdoor events (skating rink.) I love the skating rink in Victoria Park in the winter, but killing the grass every year is a downer.

I'm really open to almost any proposal, but given what the city has done with the hotel, the Keg and the old Superstore I have already set my expectations to nil for any sort of urban design.

Yeah. The survey should just ask, "what kind of asphalt parking lot would you like to see in the rail yards".

Why would Regina need or want another University? Plus U of R already has a second campus on College that needs redevelopment and loads of unused land at its main campus.

Also the Superstore land was not owned by the City. I am fine with how it was redeveloped with private money given what was there.

The U of R has quite extensive plans already in place for College Ave. and more long term plans for their land across the Ring Road.

Regarding the survey. Why only select three? I really want to select four. I see some residential with commercial with small format retail and park and cinema. It's all doable in that space.

The survey is just saying institution which could be an improved SIAST or a library or recreation center. I doubt it would actually be educational in Regina.

I completed the survey. Thankfully they had options to add some comments to the responses.

The survey and the pictures also illustrated perfectly why connections are going to be the hardest part of this redevelopment.

Let's think about the Railyard project as an opportunity for growth and long term SUSTAINABLE income for Regina.

-Waterslides - if indoors could be used year round.
-No FREE of charge facilities that leech funds from the City of Regina
-Residential Condo Tower Projects - yes! High and low end developments!
-Maybe a shopping mall, downtown grocery store?!

Create urban density and make those people utilize the services in the direct area. Sounds simple to me.

My brother works at Evraz and he said that they've removed the walls from one building in order to facilitate expansion, but that they didn't have winter gear ready for everyone (or space heaters) in time, so that there was going to be a couple of weeks on the mill side where everyone was going to be working exposed to the elements, which sucks. Fortunately it's been warm out.

Avoiding studying, thought I would play make-believe. This is a quick and crude idea of what I would more-or-less like to see with the railyard revitalization without putting a crazy amount of thought into logistics or details.

Blue: Thicker are main roads (continuation of grid), thinner sort of represent alleys.

Creme: Mid-rise mixed-use (maybe 3-6 storeys).

Purple: Low-rise mixed-use (2-3 storeys).

Coral?: Mid/high-rise mixed-use (maybe 6-15 storeys).

Yellow: Public facilities of some kind.

Green: Park space.



With this being the view from Dewdney looking towards downtown.

My main comment is that you've got too many roads it it. I think the slightly arced N-S road could be eliminated, or made into footpath only.

Yeah I get that for sure. I was thinking to have buildings backing onto the tracks/downtown would be ideal, but the blocks do shorten up quite a bit from the traditional size.

I believe CP has restrictions on how close buildings on this site can be to the rail lines. The distance is farther for residential.

I wonder what the restrictions are? I've always liked the way Downtown Calgary has built directly against and above.

Someone was asking about hotel progress. These things can be fluid, of course, but the websites for Four Points and Residence Inn both say open in February. I can't find any evidence on the Marriott or Fairfield sites of that hotel's existence.

Is the one on North Pasqua also a Marriot? I know the Residence Inn on Dewdney/Lewvan and the Fairfield on Albert/Parliament are.

In Calgary, it looks like light retail/commercial (MEC for instance) can be pretty much right up to the track. In actuality it is probably 10m. Residential in Calgary doesn't start until the other side of the street and looks to be about 50m. If you looked at the alignment of N Railway Street to the West of Albert Street, just run that through any drawing you do and the other side of that street would probably be possible for residential. On the other side could be light commercial, depending on use.

My original assumption was that all of the non-main line tracks were going to disappear. Is that correct? It's going to make a huge difference in the amount of actually developable space.

I would hope the city would work with Surplus Furniture and Rebellion to get them incorporated into the plans as some of the commercial and retail in the area. While they are serviceable buildings, the set backs are bad and not really fitting with any urban form people are probably thinking for the area.
