REGINA – It seems a change of plans is in the works for the vacant Sears Warehouse on the corner of Broad St. and 4th Ave.

On November 4th, the building owner submitted a request to the City of Regina to tear down the eight storey building, officially known as the Robert Simpson Warehouse. Then, on December 3rd, the owners withdrew the demolition permit application.

The building is listed under the Heritage Holding bylaw, meaning it’s protected from demolition or significant change pending a 60-day holding period. During that time, the city can gather input from stakeholders on the decision.

No word yet on what went on behind the scenes to change the decision. The city simply states in a release that the owner is now considering other opportunities for the building.

I really can't see anyone jumping on developing that place anytime soon. Unfortunately I think she's destined for the wrecking ball.

I would assume any proposal relies heavily on government funding.

Don't be so hasty.....I heard from a reliable source (overheard some old people in A&W) that they were going to put 20,000 refugees in there (hmm....maybe it was 4th tower??) I remember doing quick math in my head and figured they would have 20 sq ft per person. They already don't want to come to Canada but just wait till they hear the big selling point....you will be warehoused with TWENTY sq ft allllllll to yourself.

Is it safe to say that the proposal is likely a pie in the sky idea that has a large percentage of it's start up and operation costs coming from the various levels of government??

The city has released its draft for laneway and garden suite guidelines. All buildings on a property can only cover 50% of the property. Two bedrooms and no basements.

Evraz Pipe Mill Projects are standing steel already. There is almost 300,000 sq ft between the two expansions!

International Trade Center is in the design phase, maybe piling starting April. That's another 150,000 sq ft.

Two churches for Regina coming up, I hear they are in the 50,000 sq ft range.

A Senior Care Facilty, sounds quite large, not sure of a name or location yet.

Golden Mile - Extra Foods is out for tender - 90,000 sq ft

Another School outside the P3 locations coming for tender soon?

Lots of work currently happening and quite a bit more come spring I am hoping.

Anything else I am missing?

No not really. I would say it needs "support" but not subsidies.

Don't get me wrong, i hope this place has a use going forward. But many proposals for various things have come and gone due to the fact that they required government money. And if "support" means any funds that aren't from already existing programs that the group could apply to(along with any other organization), then i think subsidy is the proper word and probably unlikely that it would go forward.

When I heard the demo application for Sears warehouse was pulled I immediately thought of Danomyte's (?) suggestion that the whole place could be a car show room if the elevators were auto sized and structurally the building could support the weight of multiple floors of autos.

but I suspect Stormer is referring to $ support vs. structural support?

I cannot help but think about the Queen's Quay Terminal on Toronto's downtown waterfront. Originally known as the Terminal Warehouse, the building underwent a transformation into shops, offices, and condos. Something like that could be developed here but it would probably be too large and too expensive for our market.
