That orphan lot inbetween would be incredibly difficult to develop after this building is built on the corner. It's very deep but can't be more then10 or 15 feet wide and the way it would have to Interact with the full length blank wall on one side and a small dynamicly shaped building on the other would make for an oddly shaped and uncomfortably narrow floorplate.

The Masonic Centre on the 1400 block of West 8th off Granville is proposing to replace their bunker with an 18 story building of "secured rental housing" incorporating a new Masonic Centre. I don't think that has gone to the city yet, looks like the rush to develop Broadway subway properties has begun!

What is "secured rental housing" anyway?

Like Cambie, it's likely there will be a Broadway Corridor plan, so rushing to develop properties might not be wise if there is even more density on the horizon.

I noticed that strip mall at the corner of oak and broadway is empty with all the stores closed. Perhaps that office building will be starting soon

It means that there is a restriction placed on the building's use to forcing it to remain rental for a certain number of years.

The Renfrew Business Centre is nearing completion so I got off at Renfrew Station and did a walkabout in the late afternoon light. I had only seen it from the Skytrain so I was familiar with the south facade. Every side of this building is different and interesting to look at. Of particular interest were the "floating" glass panels on the west side, presumably to offset solar gain. They are perpendicular near the southwest corner and then turn more as they go to the north end, almost laying flat.

I think this is my newest favourite building in Vancouver. Simple, bold and yet subtle, understated and sophisticated. I think the materials and workmanship are of high quality. I look forward to going back again once it's complete to get more shots of the undulating south facade.

With regards to the Masonic Temple on West 8th. I went to their Open House last week and have a couple photos. It was a pre-application info session. You can see the statistics in the second photo, but to summarize:

18 storeys
160 residential units
84.15m (276') building height
6.0 FSR

1495 West 8th - 1

1495 West 8th - 2

The architecture of the building hasn't been developed past the massing model, although the architect (Shape) has said that the common area on the residential floors will be open (see floorplate for leves 6-18). It will allow for better energy performance and cross-ventilation and will help them achieve LEED Gold. Building height is generally in line with other buildings in the neighbourhood. The tallest is 19 storeys (Bosa across West 7th) and the proposal achieves basically the same overall height, though is a little higher up the hill so is one storey less. There will be a large blank wall (single-loaded building) facing west where the stairwells are, somewhat similar to 1300 Richards. Hopefully this wall will be treated with some sort of interesting pattern, panels, public art or something like that.

The Vancouver Masonic Centre (VMC) will maintain ownership of all of the residential units and the parking. None of the units will come with parking stalls, but they will be available for rent.

Ya, I mentioned that to one of the architects. They said the layouts are still a work in progress. This is a rental project though, not market condos. People will be much less fussy on layout. New rental product in this location doesn't come around very often so I imagine the demand will be quite strong regardless of layout. It will only become more sought after when the Skytrain extension happens (hopefully sooner rather than later).

Reminds me of the units in the Murchie's Building conversion in Yaletown
- i.e. a 500 sq ft unit with 250 sq ft of hallway.
