Newest building is starting to take shape. This one has more red brick and bigger windows. A fair number of new businesses are moving in on the main floor as well. It would be a great spot for a new restaurant or drinking establishment.

Those two Canterbury projects are great from a use perspective (residential, commercial) - but from a design perspective, they both leave a lot to be desired.

The entrance on Stockton has been shifted further North, closer to Superstore and it angles through the parking lot, and there is another building being built right around the "293 stalls" wording.

I still think there will be lots of spaces, but fewer than are shown on that map.

I do like the brick, but it feels a little, false? I don't know how to describe it but it looks off.

It terms of the total package, they're easily the best thing built in the city in decades.

I could see Taco Del Mar doing well. I didn't know people still went to Taco Time... The one on Avonhurst looks abandoned.

So, I guess they're counting on a particular demographic. My wife's immediate reaction was "I wouldn't eat at a place attached to a Mr. Lube

Actual combining an oil change and burrito appeals to me. I am all about multi-tasking.

You can gets your axles lubed at one spot and your as**ole lubed at another with only one stop.

I just think the commercial portion of the facade is lacking. The windows on the main floor are better suited for residential not pedestrian oriented commercial. They should have incorporated much larger, engaging glazing. More of the materials at grade should have been clear glazing. Would have made for a much more attractive and welcoming design.

As well, the signage on Canterbury Phase 1 is disjointed. The outdoor 'patio' area is sloped and not overly functional.

Some of this may be 'nitpicky' - but in my opinion, these are the sorts of design qualities that need to be incorporated to make a project great, and in part help to create that vibrant street life.

Was hoping they would have made some improvements from phase I to II.

The biggest issue with Canterbury is the cheap, stick-built construction and lack of sound proofing which allows the condo owners to complain.

That said, there should be caveats on all of their title's saying they live in a mixed use area and have no right to complain. Alas.

I doubt Regina will get transit dollars during the 42nd parliament.

It's taken Saskatoon 2 years to get where they are today (conceptual plan). It'll be another 18 months before plans are finalized.

I would anticipate a similar timeline for Regina (~4 years from idea to plan) so they would have to already be underway to get money from the current government.

That isn't to say they shouldn't start (they 100% should), but that rapid transit is at least five years away in Regina.

Regina might get a BRT in the next 10 years but and LRT is 25+ years away - although I think I said that about the bypass once.

That does not mean we won't get transit dollars for a new station downtown, buses, etc.
