I saw the sign too and was under the impression that it was just an advertising billboard, not that they were planning on building anything there, but you never know.

Did anyone on here notice any more activity at the site today?

Construction on the new Volkswagon Dealership is moving along....Steel is up...Now question the Dealership is in the background, and another large structure in the foreground is also going up, its only has half the steal up...so it will be double the size you see in the pic. is this part of the same company?

I believe that Lounsburys Group was mandated by VW and Audi to build separate buildings for the two dealerships. They weren't allowed to combine operations like they did for BMW and Mini.

If that is the case this will be one very large dealership...that building in the foreground is going to be large. its going to be impactful driving into the airport.

There is possibly a second new hotel development in the works for Dieppe.

The building currently housing Stile (previously Sears automotive, Goji's etc) is apparently coming down and may be replaced with a hotel.

There is a strong demande for hotel rooms within walking distance of Champlain place which was lost after the Ramada closed. Still no confirmation as apparently this is still very much in the early stages.

You have to wonder how a new hotel, and possibly it's own parking would fit in that area.it's not a large lot on it's own. If the area where it stand is in fact a stand alone lot.

That's interesting. This would explain why the tenants of that building were all told to get out earlier this year.

Given the location of this proposed hotel (in the corner of a mall parking lot), I presume it would be more likely to be a motel type lodging establishment rather than a typical hotel.

I wonder if they are banking on Bass Pro Shops to be the same type of magnet for retail tourism as it is in some other places in North America.

Here's an interesting thought experiment. There is enough room between the new Moncton Subaru dealership and Malley Industries next door to easily allow for another automobile dealership to set up shop. Moncton Subaru is now owned by the Steele Automotive Group out of Halifax. Steele owns multiple dealerships down there including Jaguar, Land Rover, Porsche and Volvo. I wonder what the chances are that Steele (at some point in the future) might co-locate another dealership right next to the Subaru dealership in a similar manner as Lounsbury's is doing with VW and Audi?

I could see this happening. They could easily use the same driveway and share some services between the two dealerships. Food for thought.........

Interesting that you would bring that up. I have it on very good authority that Steele Auto Group has plans to "eventually" bring a LandRover-Jaguar dealership next door to Subaru. As to when they might do this, I have no idea, but it is definitely on their radar.

Well, there you have it then.

I was just being logical in my speculation:
1)- Steele has displayed their high end vehicles for extended periods of time at Champlain Place on a couple of occasions (presumably seeking to gauge interest in the marketplace).
2)- They recently moved their newly acquired Moncton Subaru dealership out to new premises on Aviation Avenue.
3)- There is enough space on this new lot for a second dealership. This extra land has been cleared and partially prepared.
4)- Steele has a lot of experience with multiple dealerships in the same city.
5)- I'm sure Steele considers Moncton to be fertile ground.

Land Rover & Jaguar would be a tremendous addition to the automotive marketplace in Moncton.

If it would have been earlier today I would have disagreed with Jaguar, or Land Rover Dealerships in Moncton but I have seen a few when I went for my day filled walk, and there seems to be enough interest in them just from people asking where the nearest dealership would be.

I hope that that Steele Group can add a Jaguar/Land Rover Dealership and I wonder with Dieppe Auto being built up there who will have the Porsche brand name.

Also it would be great news to see the potential of two new Hotels being built in Dieppe and I think that CF Champlain is banking on Bass Pro Shops to bring in more people in the area and I think it will but the mall will need to add a few regional retailers.

I heard it threw the Grape vine that in the Champlain Mall food court, Manchu Wok, Pizza Delight, and possibly the KFC might not be renewing there rental agreements, and NYF is waiting to see Because of there "parent company" South Street Burger Co might be opening several Burger locations in Greater Moncton if they can find a franchisee.

Not sure if NYF owns South Street Burger Co, or if it's the other way round but either way if NYF changes to a South Street Burger Co it would mean an expanded menu.

But I hope Pizza Delight stays in the mall its the lesser evil when it comes to Mall pizza. When I went to Bangor a few years ago and had Sbarro and i was not too impressed. But one thing Manchu Woks quality can be questioned and so does KFC and those locations tend to do well on the weekend. And IF these go I hope they will have good replacements to fill in the void.

If all these food court tenants are thinking of giving up their leases, I'm sure it must be a rent issue as the food court is busy as stink most of the time.

CF wouldn't be playing hardball with these retailers unless they had prospective replacement vendors lined up (or at least definitely interested). I think what you will see played out over the next several months then is a high stakes game of "chicken".

Personally, I would be surprised to see Manchu Wok or Pizza Delight decamp, they're just way too popular. KFC might cash it in though. As for NYF, it might just be a franchise shift to South Street Burger Company (if you're right on this).

Even their mall locations would require a larger footprint that what NYF has now. Typically Jaguar has been relegated to the higher end of the market ($60k minimum for the XF sedan) and most of their vehicles were RWD so they were a very niche player in Canada. That's likely going to change next year when they start selling the XE sedan (competitor to the Audi A4 and BMW 3-series) which starts at $45k and the F-Pace crossover which starts at $50k. These two products will greatly expand the Jaguar customer base. So yes, a Jaguar/Land Rover dealership in the Moncton area seems like a natural progression.

Bur before CF starts at looking to kick out these tenants that should kick out some of the space fillers like what took the spot like the old BlueNotes location. Kick out Sobeys IF they build that store in Dieppe.. And i hope that with Bass Pro it might attract new tenants,

According to my Source it's not Champlain's Decision but the stores, Yes they do well on the weekend, and some days during March break, and summer vacation. But it might be a money issue so it might be cause by business decline, and hardships with keeping up with the rental fees. But that is just speculation. as for the South Street Burger it's someone who works there who talked about most NYF's locations making way for SSB Because of the larger menu, and the lack of business when all you sell is Fries, and hot dogs. Not sure if this is all locations, and the fact the company has a NYF franchisee, and yet there looking for a South Street Burger Franchisee (in the same area) does look a little suspicious, and does not look like there just going to be switching out the NYF for South Street Burger. As for the mall it's mostly people who work there that others tend to ignore there presence.

The new Starbucks on Amirault street is coming along nicely. I've also noticed that the Tims next door is renovating. Tim Hortons has been systematic in updating stores that are in close proximity to new Starbucks. First the Mountain road location, then Elmwood Ave, then Champlain street and now Amirault.
