The excavation for Spot continues to make progress. This is the project just to the south of City Hall.

Here is a preliminary render of Thind's 12-storey development at 2395-2443 Kingsway. Given the company's well-executed project a couple blocks down - Skyway Tower - I'm surprised at how cheap this looks... Could be after a different demographic. Anyway, it's not like the final product will look exactly like this anyway.

Yeah I think it's that same project. They only recently applied for rezoning, so maybe the render I posted is actually an older version? The one you posted looks more refined, IMO.

Seems like a virtually criminal waste of space for such a location. It should be two or even three times the density and height.

Yup, I recall the FSR is well under 4.0, possibly even under 3. I live nearby - it's one of the most central locations in the region.

The zoning only allows for 3.0 FSR, so what do you expect? A rezoning in that neighbourhood would be very difficult. So far only Westbank has attempted it with their West 6th project (4.93 FSR).

This is an interesting area. There continue to be developments from West 4th all the way up to Broadway along this corridor.

My pet peeve are the 1-3 storey buildings around here have lasted longer than I thought. The Earl's and adjacent SURFACE parking lot are wasted space.

I blame the City for not identifying areas that require more density along transit corridors. Think of a subway stop at Granville nearby in 15 years.

I'm sorry, I'm unbelievably baffled at your comment of well-executed Skyway Tower. This is an abomination to the senses from both a neighborhood context/history and general architectural look and feel. Its reminiscent of a 60/70s housing project...Thind's project aren't exactly architectural masterpieces period and frankly look very cheap in whichever project you look at.

That's pretty darn good for Eastside arterial infill. Would be nice if that was the standard instead of their other lowrises on Kingsway.

That being said, I was surprised to see that Ankenman Marchand is designing this upcoming tower. They never do cheapo projects, so hopefully we're just seeing awful renderings.

I like the Skyway Tower.

It's much cleaner than other building that use brick - like Ginger in Chinatown, or the other ones in Chinatown that are meant to create varied streetwall facades.

I like it much better than King Edward Village, which also uses brick.

It also provides a "quality" finish, unlike the midrise at The Hills (El Dorado site).

Yeah I agree Skyway turned out much better than King Edward Village or the Eldorado.
