Looks like a lot of work for not much space. Things rolling along in Lower Mt. Pleasant though. Eventually those old houses (and there's quite a few) may be converted into really cool retail/restaurant spaces.

This looks like a neat proposal but im a bit perplexed about the heritage aspect. If you look at google Street View you can see that the house next door (no more then 15ft) has more architectural merit but the render doesn't show if it would be demolished to accommodate the southern support for the new structure. There may still be a number of old houses spattered around the area but this spot is neat in that there's a cluster of 10 original houses in great condition, showing a variety of architectural house forms that were popular at the time. I think it should be maintained in the same way Mole Hill in the west end was. This project begins to hack it up.

I agree that the heritage homes in the area should be retained. I think that they should be allowed to be predominantly retail too, the area will need retail with all the new development happening and the influx of workers that accompanies that development. However, I expect that they are all doomed.

I'm guessing that the corner house will be moved a little north and west to accommodate the columns. That would leave about 20 feet for the south elevator and stairwell column. The rendering leaves you guessing though.

It would be great if the city did an inventory of original houses in that area from Cambie to Clark, north of Broadway, relocated the good examples into a consolidated block or two and turned it into a similar Mole Hill type of comprehensive development. I think it would be great for the area though with more retail at ground level, apartments above.
It would give a good grounding point for development in the area which has residential, commercial and industrial all mixed. Many buildings are vacant and for lease with a number of poorly utilized older commercial properties. The city already owns a fair bit of land there and the houses are likely investor owned so it's not too big of a stretch of the imagination to do this, just lack of interest or vision for the area.

I totally agree. They should move the best examples of heritage homes into a block or two and restore them.

Definitely a chilling article for the future of Vancouver. With so much money being thrown pell mell at real estate it is no wonder affordability is going out the window. $11 million for the Burritt Brothers site, that's insane. And the causal way big cost overruns on the Bold on Fraser are dismissed shows that its more about parking cash, the developers are "local" in name only, the money is all from China.

Agreed. I have noticed a trend, I'm guessing because of city requirements or incentives, in having old homes moved as opposed to demolished. I used to think that it was cost prohibitive, but with how often it is happening I am starting to think that moving old homes is actually quite feasible.

Renfrew Centre is looking better with each level that gets uncovered. There are several things that contribute to the fluid appearance. The wavy facade of course but also the smaller floorplates going down and the deeper recessed windows as you go from the straight side to the wavy side.

Or maybe it's just the glass of the Skytrain window that I took the pics through.
