It is embarassing that in this day and age those hideous utility poles are right up against Prelude in the lane. Who would want to look at that.

I do not like the retail on Cambie. Is this street going to become another Kingsway with an interminable retail strip of anonymous stores stretching for kilometres.

I don't think you need to worry too much. For the most part, retail will be limited to the stretch of Cambie between 41st and 49th + Station nodes but even then there is no retail planned for the block south of 49th. South of King Ed until about 47th, there is no retail requirement.

I agree the renders made the white bands in Collection45 look far more bold, the end result was far less dramatic with far less contrast, Prelude maintained it's integrity much better.

Company principal of listing agents HQ Commercial, Dave Goodman, says the current owner spent 18 months acquiring five buildings on the site, and has now decided to sell.

"They are developers. They've made a strategic decision to sell this site.They are involved in other sites," he said.

The buildings, he said, date back to the 1940s and 50s, and residents agreed to sell their one and two bedroom apartments at prices from $350,000 each. Goodman says the buildings' occupants reached consensus on selling, because they were able to sell at prices well above market value.

"They received, I would say, probably a 40 to 50 per cent premium over the value they would have received."

He added that there has been strong interest in the property, which is a rare listing in Vancouver.

"It's a very unique offering in the sense that it is a prime West Side location, it doesn't require any rezoning, it's basically ready to go," he said.

The sale does follow a trend of developers buying blocks of properties along arterial roads such as Cambie and Main Streets in an effort to take advantage of the city's push for increased density.

Both the Jericho Lands and the RCMP Lands on Heather at 37th.
The Jericho lands would make for a good future SkyTrain stop with transit oriented development.

I'm just hoping that some legal wrangling will result in the First Nations being declared not subject to Vancouver's zoning laws. Seems like the best chance for getting some meaningful density on this site.

You know that the area resident group (what ever they're called) will fight tooth and nail over almost any proposal for that land. The kind of density and scale they will be lobbying for will be row-houses. That's what these west side groups mean when they say they're not opposed to higher density. The native bands are better equipped politically to deal with these Nimby's imo. They likely would get less opposition to the high density development that are appropriate for this land.

i just wonder if the housing units will be freehold or leasehold. I would guess freehold given its a partnership.

Looks solid - as in a bit "heavy".

But definitely looks like good quality finishes -
Clean lines, good proportions, I like the canopy at the top.

There'll be a matching lowrise to the east of it if I recall correctly.

Also looks like it belongs in with those Chinatown mid-rises.

It'll be a contrast to the Kensington Gardens towers down the road, which will be typical glass and balconies with a few curves thrown in.

Similar materials to King Edward Village, but much better execution (more modern).

EDIT:

The lowrise will be metal panel - which will lighten up the whole complex.

PS - Pretty accurate rendering, huh?

Thanks for the updates. The Broadway building is ok but the retail spaces are utterly soulless. The UDP should put more emphasis on encouraging articulation and materiality for ground-level commercial spaces, especially for developments like this that occupy a substantial portion of a block
