They can't go in Grasslands. Walmart has an exclusivity on grocery. They are going to the old Canadian Tire and perhaps in the NW at Armour Crossing.

Well yes, considering it's likely the whole development won't happen unless the federal government donates all of the money.

CMHC alone would probably finance 90% of the residential portion, so there are sources of funds available under existing programs for these types of developments.

25 year lease signed with Muir Barber for the old Canadian Tire site for the new Save-on grocery store.

Not that Namerind could afford to undertake this on their own (I doubt most other organizations proposing affordable housing), but I'm surprised at how quickly people sell Namerind short. I'd say their track record speaks for itself. Granted, this is a fairly significant leap from past projects, but it fits their model of a diversified portfolio of holdings. And they've demonstrated commitment to projects with and without government funding.

I checked and CMHC will actual insure up to 95% of the residential value on an affordable housing project:

It looks like at least a micro-mine will be built at Kronau. At least its something and has the potential to be upscaled to a $billion facility. I am skeptical that they can actually make money at this small scale.

I think it's important to remember that CMHC will finance that much, not that they are going to. The non-residential portion itself will be very expensive and with current market conditions unlikely to find funding. Plus, let's remember CMHC is more-or-less the federal government, as I said.

I think you are really overstating Namerind's ability to finance a project of this scale. Their portfolio isn't particularly large or valuable.

I predict a long-term parking lot, which they've already hinted at doing.

Hopefully there is room. To me it seemed like there was only maybe 1.5 lanes-worth of width on each side.

You know how on Gordon Rd the road bends a bit right before you hit all those townhouses past the creek? Technically that is 2 lanes, but realistically because the curve is right there it basically narrows down to 1.5 because of the way the contractors built it. It seems like the same thing at the Parliament Ave extension to my eyes. And yes Gordon might have room for 2 lanes, but only if those lanes are far narrower than is standard elsewhere. Or it's possible that the parking lanes are narrower, forcing the vehicles to butt out into the right lane. But driving on west gordon rd it doesn't seem like you could fit a parked truck + 2 other trucks side by side on the road, especially through that curve just west of the creek! That damn curve is one of the worst design flaws in that area.

40 stores coming to SK and MB eventually according to the FP:

^40 stores in SK/MB seems like over-extending oneself a bit.

I did like Save On when I lived in Edmonton, but it's a bit pricey. I'm really more excited about the Superstore renovation at the Golden Mile.
