My hunch is that there is a new generation of dentists opening practices and they do not want to operate out of stodgy old medical-dental office buildings. Alternatively, perhaps there is significant overlap occurring among dental practitioners, with much of the old guard filling up space in stodgy old medical-dental office buildings, leaving new dentists little choice but to locate in street-level retail. If one is going to open a new practice, then why not open in a new development where, almost by definition, there will be people nearby with steady employment who have relocated from somewhere else, many of whom may be in need of a new dentist.

All good reasons why. I will certainly change to a local dentist when my current one retires. In the mean time he's well worth going to and I've been a patient for decades.

I have to wonder about the expense of operating their own setup vs. shared space in a big medical building though.

I've been with the same dental practice since moving to Vancouver as a kid. The dentist I had growing up is now semi-retired, but his daughter became a dentist as well and they now share the practice. She took over my file a while back and I'm happy with her and get to keep the same hygienist, so it was a seamless transition. Also, since she is no more than a decade older than me, I expect that I will be a client of hers for many years to come and wouldn't be surprised in the slightest if her sons or daughters may eventually become dentists and join the practice as well. I'm helping fund a dental empire.

I've never had the impression that very much was shared between practices in a medical building. My doctor is in one and his is a self-contained practice. It must be convenient to some to have one's doctor, specialists, a lab, and a pharmacy all in the same building, but it is rare that I use any of those on a visit to my doctor, so their proximity is of little utility to me. The Neelu Bachra office building on Broadway between Cambie and Ash is set up to essentially be a medical-dental office building and the office suites are strata title and were demised in plan to accommodate standard sized medical-dental practices.

Just check out the number of coffee/dessert/cafe/cupcake places popping up all over town these days.

There is a dentist office at the medical clinic beside the TD bank. There is also a dentist at the Residences at WEST. If there is another dentist at The One, there will literally be 3 dentists offices within 100 meters of each other

Opsal has had two large floods the past 3 weeks (I know someone that lives there). Not sure of the cause. First flood was near the top of the building and went down to the bottom. People have had to vacate their units. It flooded again on a lower floor a few days ago. Would recommend to stay away, there will be lots of repairs over the next few months.

Do you have a problem with that? Are you some sort of anti-dentite?

I think he's just trying to say that with so few retail stores around, there is really no need for so many dental clinics. CRUs can be used for other services that can benefit residents more. If there are 100 CRUs, then 5 dental clinics don't seem too many. If there are only 15 CRUs around, then 5 dental clinics seem way too many.

It's common for CRUs in new developments to be filled up with 'boring' businesses like banks, medical/dental offices, fast food chains. Remember that even in Gastown, the DTES, most of the places where 'cool and eclectic' stores are now, used to be banks, furniture stores, newspaper offices. It usually takes a while for the 'sure bet' businesses that can afford the rent of a new building to partly move on so more diverse tenants can move in.

Who went to their dentist at stodgy dental/medical buildings? All my dentists were at strip malls or malls.

My client just got a pre-completion letter for The One, completion is set for mid-July. He's in the east-tower.

95 East 1st Avenue

.....

It will be on the corner of Quebec and 1st Avenue, and this is the 15-storey non-market building that will be owned by the City of Vancouver, once Concert have built it.

The project includes not one, but two childcare centres at grade, and we’re assuming that it’s designed by Rafii Architects, like the first building in the new complex,. and the masterplan (although we could be wrong as it isn’t on the city’s website yet, only the site notice). we think it’ll have brown brick detailing, rather than painted concrete, although that won’t be obvious until it gets reviewed by the Urban Design Panel.

Hmm in the ONE development by that white sculpture it looks like big enough retail space for a market. I'm surprised it's gonna be a dental office. hmmm
Then I guess they will have more and more medical related retail since the announcement of new hospital site. Soon there will have a botox and filler drop in clinic...LOL

Seems like a lot of dentists in a small radius. Its a free market and if there Demand > Supply then they will all survive and/or they all stick it out and take home smaller paycheques. If not then one will eventually shut its doors and we will get new retail. Will be interesting to see how they all pan out... Is Dog and Bone now closed? Do we know what is replacing it yet?

With all the dentists going in the village you would think a candy shop would pop up All the village residents with pearly white teeth
