Even if NCR does complete a sale of itself - they would still have to have a Georgia presence due to the state tax breaks given to them in 2009. I assumed that the Duluth->Midtown move was OK due to it being intra-Georgia but leaving the state altogether was a big no-no as they would have to be paying back the state as Chiquita had to do in Charlotte.

Whatever NCR ends up being, an in-town location with a young staff is still a desirable position to be in.

What are you worried about, exactly? Companies are restructured and sold on a regular basis and it rarely affects real estate. Business as usual for the most part.

Whatever is or isn't happening isn't affecting us day to day. It sounds like they are planning to dump/spin off poor performing industries. There is nothing changing in regard to the HQ in my opinion because the poor performance was surely known in advance of announcing the move in January since we close out the quarter at the end of December. We are actually ramping up hiring on our team again.

Also as an aside I was contacted by AthenaHealth about jobs; they are wanting to hire 1500 in 2015 which I assume will include significant in Atlanta area since they are spamming out emails to people already in the industry here. How big was their PCM buildout? I wonder if they'll be leasing more space this year.

They have 75,000 sf right now, phase two will add an additional 20,000 sf. From my understanding, a third phase is under consideration and will add 40,000 sf.

Public Transit Boom!

Reading today's Atlanta Business Chronicle was really uplifting. It seems that MARTA is finally taking the right steps to enhance the system. When one adds in the possibility of the Clifton rail extension, the Streetcar and the Beltline, you can really see a truly useful transit system growing right before our eyes. Keith Parker's vision has been a true treasure for MARTA.

First:

MARTA chooses route for North Line extension.


MARTA has chosen a route for its planned extension of public transit north to Alpharetta amid growing support for transit in Atlanta’s northern suburbs.

A poll of residents and employees along the Georgia 400 corridor conducted last year for MARTA by Kennesaw State University found strong support for extending MARTA’s heavy rail line 12 miles from the North Springs station to Windward Parkway.

Second:

MARTA adding 2 more stations to development plan.


Two years into its plans to put more residential units and retail space around its train stations, MARTA continues to expand its transit oriented development program.

MARTA officials are targeting May 4 for the release of its latest request for proposals, this time for a mix of residential and retail development on 6 acres surrounding its Arts Center Station.

MARTA would also issue an RFP for its Oakland City station later this summer, officials said.

Back in 2009 - the VaHi Neighborhood Planning Unit (NPU-F) voted down a proposed zoning change for 10th & Monroe (and this plot of land specifically, it seems) which would have allowed for up to a 8-story building there.

The VaHi master plan seems to show this area being zoned C-1

This is a Dewberry proposal so take it with a grain of salt but



They are looking to expand the Campanile building with six additional floors (what is being purported to be the first high rise addition in ATL history) and add new mixed use buildings next door.

How about it become a part of Piedmont Park - make it a civic use rather than the parking lot that sits there.....

I think the Park owns already the building that Park Tavern is leasing and the gravel plot adjoining it. I think this RFP is for the wooded area behind the SFHs plus the three little commercial buildings facing Monroe.

edit: Actually the ABI purchased the gravel lot and operates it so the beltline owns it. I think 10th st. Is well served with Park already so I think it is better that PPC is focusing on expanding northward.

Pretty certain that the image for the "master plan" of expansions indicates parking underneath both towers.

But of course we all know Dewberry's track record speaks more to Dew-nothing....

Looks great. Never gonna happen.

I wish Dewberry would just unload all of the *PRIME* real estate they own and let someone else develop it. I understand the desire to wait to build until you can put the perfect development in, but there's never going to be a perfect time for the perfect development.

I am really loving how the Midtown market is becoming increasingly more urban. I am rooting for Dewberry to do something with his vast real estate holdings.

Now if only a developer would build a true luxury high-rise condo building (40 stories or more) in Midtown somewhere between 4th street and 9th...err Peachtree Pl. This will afford purchasers some amazing north or south skyline views. Make the floor plates square or rectangular so it is easy to design a livable floor plan. Please, no expose concrete or ductwork. Also, leave some of the units as raw space so clients can design their own home. I can tolerate floor to ceiling windows but it would be better if there are huge windows similar to the ones in The Residences at the Mandarin Oriental in Buckhead. Lastly, make it equipped to have gas ranges and fireplaces and limit the number of units per floor to no more than four.

I think that there is a market for true luxury units. One only has to look at the Four Season on 14th Street. Units there usually go under contract pretty quickly. This is especially the case with renovated units on the higher floors.

Wow, I guess viewing Dewberry's fantasy proposal has me fantasizing as well.

Howdy.

Just drove by a big multi-family construction site on Defoor Ave. around Mantissa St. and Davis St.

Am I missing something here???

I see the Campanile building with six floors added (check), next to it is what looks to be a building housing the 300 apartments mentioned in the article (check) and then another new 3rd building. Why is the 3rd building not mentioned in the article?

Building on Juniper is the Apartments, the building next to Campanile is where the hotel and condo count is coming from.
