I wonder when this would break ground. I noticed they are also using the older rendering. I hope they still keep the facade of the Krum & Foster buildings (or whatever its called).

Yes. I was thinking of the non-tower part of the project will be around 280,000 SF based on GT's plans. But if you're using that article as your source, the scope of the project has clearly not changed.

Office Building Planned for Old Fourth Ward

Love This!

http://www.bizjournals.com/atlanta/print...building-latest-coup-for-old-fourth.html

Quote:
Atlanta developers want to build a 165,000-square-foot office building in the Old Fourth Ward, a $55 million project that reflects the continued influx of people, investment, housing and jobs back to the neighborhood where Martin Luther King Jr. was born.
The terracotta stone and glass building, designed by the architect Gensler, is meant to echo Old Fourth Ward landmarks, such as the former Sears warehouse on Ponce de Leon Avenue, and capture the vibe of cool urban projects including the headquarters for The Gap Inc. in San Francisco.

I saw this mock up of all the proposals in the area of 14th street. We are not likely to see some of this happen anytime soon but wow this would dramatically change Midtown's skyline.

Looks like this is the corner of North Ave. and Arnold St., does that sound right?

Yes that's correct. And I'm assuming if the second building that is grayed out in the rendering is a possible second phase.

It is also rumored PCM which had planned to build a 18 story condo/apartment building as a future phase is planning to build an office building instead. If Google goes through with their planned lease at PCM, the office portion will be 100% leased.

This is a pretty problematic causal relationship...

For better or for worse (okay, worse), I have it on good authority that the grayed out building is a parking deck.

Not sure who "they" are, but that arrangement is between a private landowner and the federal government, so there is not much local officials can do about it. The properties will revert to market-rate whenever it is sufficiently profitable for the owner to do so. But as a proposition, I refute the notion that Section 8 is the problem, as vibrant cities should have a place for people from all tax brackets to live. In this case you likely take issue with the shoddy maintenance of the buildings and unsuccessful policing, not the subsidies or the residents themselves.

Per the RFP, it is a second phase, designed to be office but open to another use as demand dictates.

I somewhat agree with your statement above, with one caveat. Having concentrations of low income people grouped together does nothing to further their chance to move up in society. If the community really wants to make an impact on these peoples lives, they need to be integrated into the rest of society. Just seeing your neighbors get up every morning and work a full day may inspire them to lift themselves up. It is really hard to be self motivated when everything around you is bleak (aka Section 8 housing). I would like the city require all developers include a small percentage of units to affordable housing.

Just my $.02....

I agree. That is the current AHA model--20-40% subsidized and the rest are market rate. But Bedford Pines and other Section 8 properties along Boulevard are not AHA communities.

I stand corrected. I may have been confused about the location of the parking, but I do know that there are plans for a multi-story parking deck as part of the project.

I'm wondering what exactly they will do with the rest of the 13th street parcel. The tower itself will sit on only about half of the site that has been prepped. Somebody please tell this won't be another classic Novare parking deck.

it will actually be a pretty nice parking deck. it is designed to reflect the style of one atlantic center across the street, and will have a big retail outlet on the bottom floor with arched windows:
