what a relief that huge bldg has finally been put into renovation mode. The removal of the shabby brown awnings, all by itself, is a small miracle....but also another example of how misguided owners can be. So the previous operator of the old may co bldg actually spent both time & $$$ & make their property worse in the process?! I can't even figure out why that landlord felt those awnings were necessary. To make the bldg look better? to shade the retail tenants? to block the views from the 2nd fl or loge windows?!

a cause for celebration that key parts of what's seen in this vid no longer exist, & that other things now do exist....inc the restored old UA theater bldg, the urban outfitters store, & the rising broadway palace apt bldgs.

Speaking of the Broadway Trade Center, some new information on the project.

A permit application from LADBS states that the building will remove approximately 57,000 sq. ft. of floor area from the interior to create window bays and a courtyard. There will also be new mezzanine floors and rooftop levels added which will push the building's height to 16 stories.

That'd be smart of In-N-Out, it would certainly be packed day & night. I'm sure it would have a drive-through.

There are 2 urban locations; Glendale & San Francisco.

Frustrating that we still can't get big, national, tourist-drawing brands to take a real chance on DTLA (outside of hole-in-ground). If In-N-Out is too dimwitted to take a chance in the core, it'd be great to see someone like Chick-Fil-A or Habit Burger fill the void. Chick-Fil-A's downtown Chicago locations are pretty spectacular.

That's great news. It'll be interesting to see how they add the additional floors. I live across the street and can't wait for this building to be rehabbed. Already the removing of the nasty awnings and trashy signage has made a difference. I know this has been debated on here before, but I personally think this building looks better closed, than being used in the manner it was before.

That's an excellent photo update Hunter, thanks! The Palmer building is going to be quite prominent so I'm crossing my fingers that he executes it well. Maybe he'll view this building as his legacy and really go for it.

I'd love to see any evidence that Palmer cares about anything other than his bank account. He doesn't give a crap about urbanism or design and to think that this will be anything other than a warmed over palazzo dressed in faux brick seems not based on evidence. If it's anything more than a pizza in a brick oven I'll eat my hat.

I agree with you regarding Chick-Fil-A. I suspect many of these mainstream retailers are on the sidelines lurking but for In-N-Out to turn its back on the central core of its hometown is hard for me to understand. There is just no risk on their end. The "urban" model in Glendale has already been proven. SMH

Shenzen Hazens has filed plans to redevelop the Luxe Hotel property. No word on building heights, but the case filing states that they are proposing 650 condominiums, 250 hotel rooms and 80,000 sq. ft. of retail/restaurant space.

Hmmm with a significantly smaller lot than fig central, this could be pretty tall, no? My guess is two Towers (one each for the corners of fig/Olympic and fig/11th) in the 650 to 750 foot range.

There are still a few major parking lots that need to be redeveloped. Chief among them the lots that surround Hotel Figueroa/the car wash and 8th and Fig. I could easily picture 3-5 towers ranging from 20 - 45 stories on 8th and Fig alone.

Unless they're building this in phases, or buying out Luxe's lease, this project can't start demolition for another 4 years. But nonetheless, this will be an exciting one to watch. With that many units, we're definitely looking at something with some height to it. I hope they bring on some good architects.
