I like it too.

You know DTLA has made it when people get all picky about who can come visit.

Photo credits go to jgacis; I quoted his/her entire post from SSC. jgacis must be the Tonka Truck lover.

As much as I loved toy cars, I never had one nor will I be able to drive one.
I remember my cousin put his baby turtle on a Tonka Truck and rolled it around

It's crazy to think Metropolis and Fig Central are actually rising with decent designs after so many years. All we need is Grand Ave to start digging and we are in some serious skyline changes by 2020.

This is the Fig Central site in 2007 when it was supposed to break ground and fencing went up...

Oh wow! It's amazing how much the Hall of Justice has progressed. I just expected the powerwashing but this lighting is incredible.

And btw, great pics like always.

Thanks!

Spectra has done an incredible job. They're responsible for basically every great restoration in SoCal: http://spectracompany.com

^ The Hall of Justice restoration was more than just a power washing and new lighting. It was a complete restoration inside and out, complete with a seismic retrofit to repair damages from the Northridge earthquake, and pretty extensive interior restoration that brought back to life much of the aesthetic qualities of the original building, while bringing the mechanical systems up to modern standards. This is textbook for how buildings should be restored and reused.

Definitely a fantastic restoration. My one quibble is that the configuration of the parking garage completely ignores the future plans for decking over the 101 and turning it into a park. Maybe they can retrofit it in with ground floor retail in the future though, the way they garage at 11th and Hope was just retrofit.

It's a shame the building is so separated from the rest of downtown. It's sort of in no man's land between the freeway and civic center, where pedestrians dare not tread. Great restoration (very expensive, though) nonetheless. It will be a nice visual for those coming into downtown on the 110 South.

^ Is it really that separated from everything else? It's just across the street from City Hall and Grand Park, but totally obscured by the egregious Criminal Courts Building.

Indeed on the amazing quality of the restoration. A+

Meh. I do think it's an improvement over 5-OH... that would've been a stucco disaster. Ankrom Moisan does produce rather tasteful designs, although I don't know what's with the asshat and lightning rod.

The best thing about the old Park Fifth design, to me, was just how well it was integrated into the site. The height was a bonus.

The top of the tower leaves a lot to be desired.

On the Hall of Justice, it does look amazing. I can't wait to go inside, they'll have Manson's jail cell set up as a museumy thing. There is definitely an end of the world quality though to Temple St. I do walk my dog up here at night sometimes, but it's just totally dead. I've walked home from Chinatown at night too a few times and it's a little spooky from the freeway northwards. It's just a terrible walking experience.

Hanovers 7-story at Olympic & Hill has done the classic South Park sidewalk treatment. I commend them for this, even though their stucco box is already 20 years dated.

Pics from today, click through for more.

Those sidewalk improvements are all part of the downtown specific plan, which was implemented a few years back. Any new projet (or even a major rehab i think) requires that they meet these guidelines.

I've added the latest LADCP filings to the Metro thread. DTLA & adjacent ones are:

Quote:
- 520 W 7th (DTLA) - Expedited Tentative Tract Map for the Brockman Building (lofts)
- 737 S Broadway (DTLA) - facade improvements. Appears to correspond to Gap Factory Store.
- 111 N Hope (DTLA) - LADWP Building getting some solar panels.
- 327 N Boylston (Echo Park/Westlake) - 121 unit apt bldg
- 2301 E 7th (Boyle Heights) - Brewery

Ace DTLA for sale?

http://www.labusinessjournal.com/news/2014/dec/16/ace-hole-downtown-hotel-listed-sale/

Like Figaro before them (and Urban Outfitters after?), Outlet Row may not be the best place to be right now.

Ace in the Hole? Downtown Hotel Listed for Sale

Less than a year after opening its doors, the Ace Hotel Los Angeles in downtown L.A.’s Broadway Theater District is on the market.

The 182-room hotel at 929 S. Broadway opened in January and quickly became a popular hipster hangout. Chicago landlord Greenfield Partners is said to be seeking $550,000 per guest room, or approximately $100 million, for the property.

A marketing brochure touting the property’s attributes lists a series of “value enhancement opportunities” for prospective buyers, including leveraging the building’s theater as a premier event venue as well as enhancing food and beverage operations.

In the package, JLL brokers also noted that buyers could keep the Ace Hotel brand and management team on as contracted, or pay a fee to ditch it.

“Ace Hotel’s brand, concept and target market are well aligned with the evolving demographics of downtown Los Angeles to capture demand from the growing segment of millennial travelers and the creative/fashion industry base,” the brochure read. “Alternatively, new ownership can acquire the hotel unencumbered by brand and management, subject to a termination fee.”

I wouldn't jump to conclusions just yet. We knew to some degree that the Ace brand was in trouble when they were rehabbing the hotel........they cut corners and the founder died in the middle of the job. I suspect they were and have been having financial/liquidity problems. That leads to the sale of assets. Doesn't mean the hotel was doing poorly.

I also mentioned back then that the Ace and the hi end retail moving in to Upper Broadway were a bit early. Gentrification doesn't usually move that quickly.
