Same guys that own the lancaster tap house but different idea. Its going to be called the capitol and its a martini bar. There going to be after a 30s style look. Thats what a friend of mine involved in the real estate deal told me.

The Ratner Building on the 19 block Hamilton is definitely being opened up at street level for something. This is really great. We need more of this as we still have far too many blank walls and offices at street level.

Nowhere near the level of ND though. Go to Williston or Watford City and you'll see, there must be at least 30,000 people living in trailers. Canada is an oil exporter though while the US imports; they need the Bakken a lot more than we do right now.

Well I knew that Bakken was being exploited, but only in earnest. They haven't really done a push for it yet.

REGINA — Harbour Landing has unsold lots, but Dream Development is already digging — literally — into its next mega project.

“We’re essentially done in Harbour Landing,” said Dream’s general manager Paul Moroz, who expects the 200 remaining lots to sell in less than a year.

Now, the company has its sights on a Harbour Landing 2.0.

West Harbour Landing is a proposed 587-hectare tract of land that will eventually house more than 25,000 residents. By comparison, Harbour Landing proper is 320 hectares.

The city is in the process of evaluating a neighbourhood plan for the entire area, of which 120 hectares have been approved for development under the city’s 300,000-resident plan for growth.

Located between Harbour Landing and Courtney Street, north of the Trans-Canada Highway and south of the airport, the community will eventually feature parks, neighbourhood hubs, and one or more schools. Moroz said it will be based on a pre-war-style grid system rather than the “loops and lollipops” of cul-de-sacs and crescents that have been popular in new developments of late.

That is great that they are moving back to a grid system! Smart suburban development for the win!

They mostly have better economics south of the border. The wells are generally more expensive to drill but their initial production rates on each well are far higher. Still I would estimate at least $20 Billion has been spent on the Saskatchewan Bakken. That is a mega project by anyone's measure.

Hmmm... well, that's less exciting that I was hoping for May still improve the "feel" of that section of Hamilton.

There's already indoor parking at the back - is this an expansion of that parking, or just specifying that the optometrist will be getting 16 stalls?

Not specifying anything. Those were the details I was told - i can't imagine even an optometrists office paying for the real estate for 16 stalls, unless they plan on sub leasing some of them out.

None the less, it brings back some store frontage to the 1900 block Hamilton.

I'm not at all surprised that Tumblers won that --- for it has the BEST pizza on this planet!!!

The other two finalists were: Bushwakker's and La Bodega's.

These are all lies of course. There is no way they will make a grid-style layout to the west of the existing Harbour Landing. Grid systems rely on having many small roads rather than a few larger arterial roads. Harbour landing only has a few larger roads, and even those shrink down to single-lane where they would meet Harbour Landing West.

I also expect all the neighbourhood hub stuff to be scrapped, and the amount of schools to be cut in half to make room for more condos or businesses.

Why does the city (and public) keep falling for all these promises developers make? When has a promise from them ever come true?

Here's the concept. I wonder if they will ever get a grade separation at Campbell St. and old #1 after the bypass is built.

Are they really only proposing 1 park for 30,000 people? How many parks does Moose Jaw Have? 20?

I believe that Campbell street Access both North and south should be closed. A service interchange should be built at Courtney and ramps should be built on the east side to allow enough accel / decel to the new West Bypass Systems interchange. Also the South Service road should connect to Courtney as well. and having to use either the Lewvan or Courtney Service interchanges.

A loop (Preferred) OR left turn with a light would have to be added to the Lewvan interchange to allow NB traffic to go WB on the TCH.

Or as the plan above suggest the same type of system, just in between Courtney and Campbell with both Courtney and Campbell closed to the TCH both north and south.
