I doubt it will need to be vertically phased, though. It will be much easier to get sales on this one than for any other condo (if it's condo, it could be rental) because it will already be under construction. They could easily be out of the ground before they start sales, and won't have to make a go/no-go decision until the office bit is topping off, and residential occupancy might be less than 2 years away.

Standard condos need sales before they can even start digging, and then there's a year or more digging down and then building back up to the top of the podium before they're at the point that this tower finally need to have it's ~50% sales.

Speaking of the proposed hotel near the future Stantec tower...I wonder if that will be a new Delta hotel?

Delta's current hotel in downtown Edmonton is probably one of the shortest in the downtown core of any Canadian city and easily one of the worst-looking such hotels, too. In fact, it doesn't even look like a hotel - looks more or less like a 1980s-era professional/office building! That's what I would have thought if it weren't for the Delta Hotel corporate logos tacked on it.

Wasn't the Edmonton Delta hotel originally started off as an office tower, but that got scrapped and they refurb/rehashed the plans into a hotel, as it is now? A victim of the early 80s decline?

My memory might be off though.

^ I honestly don't know if this was true, but that could have easily happened.

Especially after Triple 5's idiotic bait-and-switch stunt in the mid-1980s. How the HELL could they have not known about the city's height restriction due to the airport at the time (towers up over 50 storeys were shown in renderings)?!

No that was always a hotel.. but it was supposed to be a whole lot taller and look a lot different, and was supposed to be a mix of resi and office I beleive

I have this old brochure from 555 that I have stuffed in my desk showing what it was supposed to look like originally. It's a lot different than what's there now, that's for sure

Yes, Bentall 5.

Hey, cool! Do you have a scanner, or at least have access to one? Or if not, at least try to take a pic of it and show us those renderings?

I do remember seeing interesting renderings regarding Triple 5's proposal in the Edmonton Journal back at the time.

Vertical phasing is pretty damn rare. In fact the only city where I've seen this happen was in Vancouver, but I'm sure this has also happened in Toronto and Montreal. And yes, that was Bentall 5.

What if you're working at EPCOR during the day and you plan to go straight to the arena event that same evening?

not sure about the stacking but i'm pretty sure that whether it was all office or whether it was mixed use with office at the bottom that the floors currently occupied by the hotel were initially to have been office space and that the hotel use that those floors were built out to was a late/under construction change. that's why it's such a strange floor plate for a hotel and why it doesn't have the support services you would expect for a full service hotel (i.e. restaurant and bar space, a decent sized lobby, meeting and banquet facilities etc.).

E Town gets a 300m tower before EPCOR Tower gets fully leased.

In any of the renderings of the plaza there has never been anything tall on the greyhound lot other then the contemplated tower on the northern part as shown in the latest render. My wish would be to see a couple of floors of retail/restaurants/bars and then perhaps 4 stories of a new department store...maybe Nordstroms???

In the renderings of that block shown from the POV of the plaza, "cinema" is almost always listed as one of the uses - see the ead.ca placeholder for an example. Given the conspicuous lack of windows, I'd imagine this is the cinema version of the podium.

As far as I have been told, have to pay for evening parking like everyone else. Same goes if thwre was reason you had to work late.

^ Thanks.

Now, does anyone know when the new Joey's restaurant in Bell tower is supposed to get going? Seems to be very quiet on that front.

A few rumours on Joey floating around... Bell and other options.
