Golden Mile Shopping Centre - Rumour

It's rumour time!

I was at the Golden Mile on Saturday, and the owner of one of the businesses (whom I have known for many, many years) told me that the mall owner is working on big plans to bring The Real Canadian Superstore to the shopping centre. From what I was told, everything south of the food court would be demolished to make room for the new store. He didn't think that it included the Rainbow cinemas.

If this is the case it leaves a lot of questions, such as will Gold Square (the 2 storey building south of the Golden Mile be demolished as well? The KFC on the corner of Albert & Parliament was just renovated, so I doubt it would go, but who knows? Will they need to build a parking deck over the existing parking lot? Etc...

Does anyone here know more about this or has anyone heard this rumor as well?

I haven't heard anything on that front.

Safeway, Sobeys, and Co-op are all close by. Wal-mart is a bit further off and Wal-mart's location and benefits of being in an other grocery-store free zone is an advantage for them. Not sure how the location there stacks up for enticing the Harbour Landing crowd which would be on Loblaw's mind.

It does seem like the only play that Superstore would have in the area at this time. It would also certainly solidify their market to the rental area to the West and South. I can see some truth and reasoning to the rumour, but I'm not sure believability equates to actual action.

My massage therapist works out of the Golden Mile and he said the building manager informed him of a massive rent increase starting January 1st. So much so that he can't make a living out of there anymore, so he's vacating the space and going to be running his business from home from now on.

So take what you will from that. Are they forcing people out of the building with this price hike so that they can demolish it?

Superstore rumour - Golden Mile

Yikes, i think that would be a mistake on the city's part to have Superstore go in there. Talk about congestion much! At least i would think it would lead to that on a scale that south Albert really really wouldn't want to see.

I suppose if the demand is there, maybe it might not be so bad? Parliament Ave & Albert wouldn't know what hit it if this is actually going to happen.

If this were to happen, it would have massive underground parking. Is the space sufficient enough for a store of that size. Seems small to me.

They could also open a full Joe Fresh Store to add to the retail mix in the Golden Mile if the Extra Foods was expanded and rebranded.

Whatever happens, the Golden Mile is going to need to do something to revitalize the mall and property. It wouldn't be a surprise if they raised the rent to be able to do some major renovation projects as the mall is still an eyesore in some areas. Ps. Who was the person that chose that gross buttercream yellow that is painted on the borders in the mall? Not modern at all and extremely dated.

I heard the same rumour over the weekend from another tenant who is being pressed hard by the landlord on his lease.

I believe Gold Square is entirely different ownership, so it is unlikely it will be included in any redevelopment.

I looked at the space and with a few creative adjustments within the usual SuperStore layout, they could probably fit one in. Given the easy transit access to Whitmore Park, Albert Park, and the University it could probably exist with a bit less parking than the traditional suburban models, although a two level parking garage on a portion of the site might be better. Throw in a covered transite area at the back on Rae Street or re-align the transit facing Albert and the city might be completely on-board with respect to improving Rae Street flow. Servicing of deliveries would probably be the hardest part and the mall would be significantly smaller, although maybe that isn't a bad thing. Perhaps the Southland could make a play for some of the merchants to fill a few vacancies they seem to be having a hard time filling. I would be sad to lose the bowling, movie theatre and pool hall if it came to that. Those are things in my area that I use.

I can't imagine how horrible that is going to be for traffic flow. They are going to need to install lights at not only Parliament and Rae, but also at the north exit of the mall on 25th. And what about Rae and 25th? It would be too close to the exit to both have traffic control lights. Unless they plan to completely change the entrances/exits, or not allow left turns out of any of the parking lot onto either Albert or 25th.

I guess time will tell hey? I'm sure there are going to be an open house or two once this gets closer considering it will more than likely affect the bus hub behind the mall not to mention the 4 established intersections and the existing light-less accesses into the property.

I can't see how this works without most of the parking being underground or in a structure. This is the east Superstore superimposed over the GM. I have not even included the east SS Gas Bar.

I also like how the Golden mile has stuff on 3 different sides of it. If Superstore came in you'd just have a giant wall for at least 2 sides of the building, probably right up to the property line.

I wouldnt be surprised if they purchase the old gas station site across the street and move the gas station there.

About two months ago, I also heard, from a reliable source, that Superstore was going to build at the Golden Mile. I didn't post anything because I thought that was too Pie-in-the-sky/ridiculous. It would indeed require an underground parkade. (Similar to the 8th St. SS in Saskatoon.)

Saskatoon has a Superstore with underground parking and I far far prefer it to the surface-parking model.

How does it work? Is there a separate entrance for people who park underground, or do they need to reach the surface lot first to get into the store? How are groceries taken underground?

I am legitimately curious as I've never been to it.

There is a ramp inside that goes from the parkade up into the store.

It would be a shame to lose the Broken Rack though... I can't really think of any other pool halls in the city; basically the last one standing. It's really the middle of the mall that's crap at the Golden Mile... South sort of has anchors in the theatre, Broken Rack, and the Bowling Alley; North has Smitty's and Rexall (if I'm remembering things properl).

Mandryk: Inquiry into RM may push change

By Murray Mandryk, The Leader-Post July 29, 2014 8:05 AM

Photograph by: Bryan Schlosser , Regina Leader-Post

The case of the Rural Municipality of Sherwood is getting curiouser and curiouser. The Saskatchewan Party government is now descending deeper into its own version of Lewis Carroll's rabbit hole - the proposed Wascana Village development - by greatly expanding the scope of what was once labeled an "inspection" into what is now an "inquiry."

If it all sounds a little ominous, there is good reason.

The expansion in scope comes at the recommendation of former Queen's Bench justice and current conflict-of-interest commissioner Ron Barclay - as earnest a chap as one is likely to meet at the Saskatchewan legislature.

Barclay isn't discussing the matter, but his counsel, Maurice Laprairie, explained existing parameters didn't allow Barclay enough latitude in investigating unproven allegations into the conduct of the RM and its councillors.

Government Relations Minister Jim Reiter, who announced last week he has accepted Barclay's request to increase the scope, is a rather easy-going chap as politicians go. But as a former RM administrator himself, Reiter is likely also aware that moving the matter to the level of an inquiry is a serious step.
