Awesome news! It's nice that a high quality development is getting filled with a high quality company. Nothing really to complain about here!

half of January had 80 F + days. even 3 days of 90s happened across LA with Anaheim topping out at 94 F. Christmas was 86 F across LA.

Off-topic, but some of you prolific DTLA photographers should consider doing a DTLA photo thread for the My City Photos section. There hasn't been an LA thread there in ages. Maybe a "DTLA Under Construction" theme?

See? Who wouldn't want that? Here there was snow on the ground from before Thanksgiving until the middle of April. No thanks.

Great find, Blackcat. Thank you.

On another note, I have suspended two forumers for personal attacks. I have warned this group on many occasions not to attack people personally. If you have an issue with a forumer, you have two options:

1. Send me a PM. I or another moderator will take any appropriate action.
2. Use the ignore button. It works wonders.

Please note that people are allowed to have their opinions. If those opinions differ from yours, and the other party is following the rules of the forums, and you personally attack them, you will be suspended or banned.

Please keep things civil and on topic.

Thank you.

To me, it's all good.

I just like seeing this thread stay active, interesting, continuously being updated.

Obviously, I'll always prefer vids like the following, compared with watching a typical segment on the late night local news show about a breaking story taking place in dt that results in the lapd being called in, or some story about how another homeless shelter is opening in the hood instead of somewhere else....or some story on the city being sued by an activist group & how the sidewalks can no longer be easily cleaned, & homeless ppl can no longer be dealt with, without violating a court order.

dtla is now the most interesting, active, complicated, sometimes contradictory but also increasingly uplifting hood in all of LA, & I think the diversity....the back & fro....of most of the posts to this thread reflects that.
City watch, good find. These videos speak a lot about what's in the spirit of the rebirth of DTLA

My end of Broadway seems no better or worse than the last 5-6 years. Over toward the Financial District same thing. Walked home from LT at around midnight last night, (mostly down Main) other than the odd homeless encampment, and the area in front of Nickel Diner, area seems the same as it has been. Main St seems to actually be a little better these days, IMO

I think the same people that complain about the homeless, how shitty downtown is, then turn around and complain incessantly about projects like Ava. Which architectural masterpiece or not, goes along way to activate the street and clean up the city. Most certainly not my favorite building, but I think looks passable. If you compare it to all the -over-the-decades shitty construction, here, or in many other cities, it probably actually looks nice.

I also think people on here tend to judge a building before it is completely finished sans all the finishing touches. Then once completed about-face and say " Oh, that isn't that bad" Think I heard that quite a bit on here about Avant, in South Park as well

As mentioned, I was in Little Tokyo last night. Didn't see any homeless people around there. Not many in the Financial Dist or South Park or Fashion District where I live.

As for poop on the street/ Sidewalk, I have seen homeless people crap on the street maybe once or so a year. But I'm assuming most of the crap/urine is from dogs. There are some real asshole dog owners out there.
Well, I live on 5th st and it's a different story here. We now have several people a night sleeping outside our building where there were none before. I regularly see people crapping/peeing all the time here, despite the toilets at 5th and 4th st. Not just on the sidewalk, but in planters, doorways, bushes. Wherever. LA Downtown news recently ran an article on the increased homeless situation. I'm not trying to be a downer, just describing my experience. On Broadway at this end, at night it's pretty packed with people sleeping there. Not the case a few years ago.

As for AVA and the designs, they frequently look worse in real life than the renderings, mostly because the cheapness of the materials really shines through. I can't recall anybody saying the final product was better than the rendering for one of these 7-story buildings.

Back on topic, there's been no talk about Blackcat's post on the future Little Tokyo metro station. Personally, I think it's a wasted opportunity for TOD. This should be a mixed user with a portal to the train.

Thank you.
I'm sorry to see this happen. Hopefully these individuals will not be gone for too long. I think that it's important to realize that almost all on this forum do care about DTLA and the city as a whole with the issues at hand. Yes, there are transgressions in behavior now and then, but overall I think things work pretty well. I still enjoy reading the contributions of others and taking part when I feel the need to.

Maybe something could be built on it in the future ala Hollywood / Vine?

I agree, I've been living In LA for a while now and I have read that the city wanted new buildings to have an affordable housing component added on. I think this is a lot of land for a station, even though I like that MTA has big underground and above ground stations compared to other cities, but I think this would have been a good spot for a TOD with a portal to the underground platform like you said.

I agree. No need for these grand above ground stations that become staging areas for homeless and crack heads since the Sheriff and MTA departments dont do anything about it. A nice 10 story mix use there would be fantastic

I don't think the design of the plaza/station portal precludes a future TOD. Hollywood/Vine had a similar plaza until the W Hotel was built above it.

Exactly. I was told this is the case for the planned Wilshire/La Brea Purple line station as well. It creates an empty plaza for now, but the hope is that the lot will eventually be developed and the portal will be reconfigured so riders enter through the building.

I heard the exact same for the NoHo station. It explained why Metro was okay with a surface parking lot. I would assume that the Little Tokyo station will be snatched up by a developer soon since it's in a prime/lively area.

Short little article recapping some downtown developments and some new out of market tenants that have relocated to downtown LA.

http://www.bisnow.com/commercial-real-estate/los-angeles/1667-pardon-downtowns-dust/

Couple quotes
Our panel includes Brookfield Office Properties SVP-Western Region Bert Dezzutti, who tells us companies are modestly growing their headcounts, even as they use space more efficiently. Office leasing-wise, the company posted a very active Q1 for its seven-property Downtown office portfolio. Most encouraging, he says, is that "much of the activity came from outside the market."

Tenants new to the area include: CoStar's 17k deal at 777 Tower (above), in a relo from Westwood; Bank Leumi USA's 13k SF at Gas Company Tower; and Greenland US Consulting's 10k SF at 777, where it'll oversee its adjacent $1B Metropolis development. Bert tells us Brookfield will be announcing more significant transactions as well. He's beginning to see other types of businesses such as the creative industries consider Downtown as a locational alternative. (It'll be harder to create pastoral, impressionist paintings, but somehow we think creative types will adjust.)

Good article. This is the kind of leasing DT needs to see happening. Now DT needs a big one......over 100K sq ft.
