hotel - 271 ft
tower 2 - 442 ft
tower 3 - 582 ft (using floor heights of tower 2)
tower 4 - 698 ft ( '' '' )

I used tower 3 floor heights b/c tower 3, 4, and 5 are all residential towers which means same floor heights. but, the diagrams seem to go against my math in that tower 4 looks to reach the first setback of 777 tower, slightly above 600 ft.

could anybody help me get this straight?

Not sure if this makes any sense but I'm a big fan of the way they pull off the staggered windows and vertical lines both in the stumpy foreground building as well as the beautiful taller building in the background. There manages to be an illusion of symmetry and order to the design despite the fact that it clearly has more of a random feel to it. I like that sort of contrast. And especially the way the proportions change as your eyes track up and down the building. Gorgeous.

Contrast that with The Super Marriott Bros. and Broad residential building. Those two have a somewhat similar effect but totally miss the mark and in the end look more thrown together. Random for the sake of random. Not a fan.

Yeah, we haven't talked much about the Broad tower (They're calling it The Emerson). It's gotta be tough to sit next to the museum and the WDCH, but they could have done more than that, or at least taller or bigger or something. Overall effect is a little anemic. Still, it's far from the worst thing we've seen design-wise and it does add to the skyline.

The northeast corner of Olive and Olympic has been closed to public parking. This lot sits west of the current construction at Hill and Olympic.

Actually that Lennar project is going catty corner to this (SE corner of Olympic/Olive) and is adjacent to 1000 Grand now under u/c. This is the one going on this lot @ NE corner of Olympic & Olive, another high quality Hanover product!

Hahaha, I actually like this one & the Lennar out of all these new upcoming stumpies, they aren't stucco'd so they'll break up the stucco monotony alot. Btw All-knowing, Almighty Blackcat, can you dig around and see if there are any tidbits or renderings for the Stillwell lot @ 9th/Grand since something is taking place?

Yeah, comparatively these aren't too bad design-wise, although somehow they always look worse in real life.

Looks like the tower designs are still being tweeked a bit. The 3rd and 4th tower have both grown east wings, I don't remember seeing that in the original sketches and renderings and the towers are glassier in appearance. I like it. Hope this is the final product. Thanks Blackcat.

Brand new to this board, thank you for making this such an interesting place to visit!!! Question - is the new USC Village development close enough to DTLA to warrant some updates and pictures? I live in San Diego and would love to keep track of the progress. From my understanding the fencing has gone up and the old buildings are coming down. At a cost of approx 1.1 billion, this is a major coup for the area and (I believe) will help further connect the University Park area to DTLA.

To be fair, Hanover did develop (design?) 717 Olympic and that tower is just fine.

Absolutely. I was more referring to the 7-stories and the cheaper materials that often go along with them. They look ok in the renderings, but then you see them in real life and it's a different deal. The brown aluminum siding on the Ava comes to mind. Somewhere there's 1970's colonial missing it's shell.

"The Los Angeles City Council is looking at providing nearly $180 million in subsidies to two major downtown hotel projects, while also setting the stage for other hotel deals across the city.

The council's Economic Development Committee will consider a plan to provide $138 million in assistance to the Frank Gehry-designed Grand Avenue project, which would bring housing, restaurants and a four-star hotel to a site across from Walt Disney Concert Hall. Under that plan, developer Related Cos. would keep the lion's share of hotel tax revenue generated by the development until 2043.

Also before the panel is a proposed $39-million subsidy for Metropolis, a 19-story hotel and 38-story residential tower planned next to the 110 Freeway. City officials recommended that developer Greenland LA keep one-fourth of the taxes that would be generated for the city from that project over 25 years..."

I would love someone to update the USC Village project too. I think it's one of "underrated" projects on this board.

^ I agree. Maybe even other developments in and around USC. Still has a ways to go before it's truly connected to downtown (yes the Expo Line helps) but it's very much a part of downtown.

I do wish that someone other than Palmer design something for the site where Lorenzo now festers. Hell I can say that about all his stuff.
