Low profits force city out of sewer construction business

Gordon Kent
Edmonton Journal

Friday, June 13, 2014

The city is preparing to pull out of the sewer construction business because years of work haven't left it as flush with cash as expected.

Councillors decided in 2009 to use staff and equipment not needed for other projects to bid on outside for-profit jobs. But drainage design and construction has done only 15 tunnelling jobs worth $29.3 million since then, producing $3.6 million in profits on the completed work...

Reaction to annexation differs
Despite fears, move has to make sense to most county residents

David Staples
Edmonton Journal

Friday, June 13, 2014

Just 900 people live on the vast 154-square-kilometre tract of land that Edmonton hopes to annex south of the city, but the concerns of the 900 are crucial.

If the vast majority are opposed to the annexation, that's a problem for Edmonton's aspirations. The good news is that some of the 900 residents of the land, which is now controlled by the County of Leduc, are strongly in favour of annexation. The price of land near the city will almost certainly rocket up if the annexation goes ahead, so property owners who want to cash in will able to do so...

Housing plan in green space under attack by residents
Lack of consultation slammed in Larkspur and Meadows

Andrea Ross
Edmonton Journal

Friday, June 13, 2014

Larkspur and Meadows area residents voiced concerns Thursday evening about plans to develop housing in a large neighbourhood green space.

About 100 people gathered at Velma E. Baker School, many of them urging city officials to hold off plans to build housing in the green space beside the school through the First Place Home Ownership Program. Tensions rose as many residents criticized city representative Walter Trocenko for the building plan that some said was pushed on residents with a lack of consultation...

Blatchford would be a great spot for an urban beach. the river is really not conducive to swimming until late July/August, and even then there are so many hazards finding the ideal spot is tough as they move constantly.

Yup, loved this project from the get go.

As for the 'beach', think of it more like a different park.... personally I think we could use about 4 more of these.

^ exactly - these parks use proximity to the water as an amenity, but are not intended to enable recreation in rivers/lakes

don't worry, you'll see blatchford first, in whatever form it takes or doesn't before you'll see this one, never mind three more...

and i still don't quite get it.

the total cost of this project is 1.4 million and it's received as much exposure as blatchford where we walked away from who knows how much more than that in design fees alone in the last year for something we're not going to do because something less is good enough for us...

and this one isn't even proposed to start construction for another six years (2020) because "it might get damaged as part of the lrt construction in the meantime".

by that reasoning we shouldn't have done jasper avenue either because we tore it up before it was even finished for a bunch of 1" steel plates every hundred feet or so covering something, i'm not sure what or why.

and maybe we could have just put temporary barricades up and down 108th street without bothering to do anything first and saved all that money.

and maybe we shouldn't have marketed our tunneling expertise to the rest of the world because we "only" made a 10% return on almost $30 million dollars in work utilizing equipment and resources we already owned and will continue to own. that only would have built the improvements under discussion here two and half times over in the next six years. assuming of course it won't cost any more in 2020 than it will today.

and we're going to get out of the tunneling business where we made a buck and open up a land and building development business because we all know easy it is to do that right and profitably.

and yes, i'm actually having a good day today but there's a theme here that i'm afraid is the tip of an iceberg i really don't want to run into.

This looks very similar to his Orchard project here, just with the top part offset (which brings the design up a notch IMO).

Latest on former Esso at Whyte Ave and 105 St
http://www.edmontonjournal.com/news/edmo...building+Whyte+Avenue/9937546/story.html

Quote:
EDMONTON - After sitting unused and unkempt more than 15 years, a former gas station site on Whyte Avenue is set for redevelopment if a rezoning application is approved.

The Esso station at 105th Street closed in 1998 and, after a years-long decontamination process, the Calgary-based developer that now owns the multimillion dollar property wants to erect a six-storey, multi-use building.

However, Wexford Development Corp. must first succeed in getting the site rezoned, as only a four-storey building is currently permitted for the site.

The plan appears to have the support of local organizations such as the Old Strathcona Community League and the Old Strathcona Business Association.

Murray Davison, executive director of the business group, said Wexford’s proposal would see a two-storey podium for retail and professional services, topped by apartments on the upper levels.

“We’re really excited to see the development going forward but it all hinges on the rezoning right now,” he said.

The proposed building would maintain a “historic look and feel and vibe” that would tie in with other buildings in the district, he said.

“We need something on that side of the street. It’s right in the core of our historic area so it will be nice to have that developed and utilized properly,” he said. “It’s just a great opportunity.”

A public meeting on the proposal will be held June 18 at 7 p.m. at the Strathcona Community League Hall. The application will go to the city in the fall.

Good to hear, it will add a great new vibe to Whyte along with the new Bubbles.

A very mediocre 1 storey, but it will add a decent amount of retail to the street.
