^^wow.. that is one heck of an on-ramp connector to Circle drive north bound from Clancy!

I wonder if they had just built Circle drive south bound to go over top of Laurier and Clancy instead..have the traffic lights below the overpasses connecting to Circle drive north bound at a t-intersection with each of Laurier and Clancy, at grad level, with no interruption of traffic Circle drive going north.

If we just consider the downtown to be the CBD, 35,000 people downtown would mean a great density than Manhattan, Vancouver's downtown peninsula, or the densest districts in Shanghai.

If we extend the downtown to include all of the areas you've listed... 6400/km^2.

If we exclude North Park... 7500 km^2.

But yeah, crazy figure. Can we try getting 10,000 people downtown first? Wasn't that the goal over a decade ago? The CBD only has a bit over 2000 at the moment...

Dundurn

Lots of talk about improvements at Blackstrap and the Dundurn Mega Mall last year. Is it like River Landing, lots of talk but no action.

That would also be an option to look at. The reason I didn't show that however was the need for a clearance of around 4.8/5.0M the run-ups would be substantial. However if Circle Drive were to be depressed a little it might make it easier.

Hey, c'mon now. As I recall, there are at least 2 signs along the highway promoting the Mega Mall

I think you might want to check your math a bit there, considering Saskatoon proper is only 144 square km. OTOH maybe we've finally found the real-life version of Narnia

Agreed. That's not going to be in the cards. As much as I like the ability to get onto Circle Drive NB from Clancy, I don't think that taxpayers are going to spring for the cost of an on ramp that has to fly over roadways 8 times on the journey to join Cirlce Drive.

Yes not question it is a huge expense. So I guess the only real alternative is for the city to kill left turns from both intersections. And the right turn from Laurier to SB Circle (As it would conflict with the 22nd Street Ramp to much.

^^^ I think restrictions, as have been mentioned before, are the best alternative to allow for easier flow on that part of Circle Drive. Laurier and Clancy don't need to have access both ways. The lights need to go.

Ambitious design though. The flyover 8 lanes would look something like an LA highway or some I have seen in Phoenix.

I also didn't include the actual density for the CBD if it had 35,000 people.

289.2 acres * 0.00404686 km^2/acre = 1.17 km^2.

35,000 people/1.17 km^2 = 29914.14 people/km^2. Get on it, Atch.

30,000 /km^2 exceeds Manhattan as a whole. Don't get me wrong, I'd be tickled pink, but until we start plopping in 200m tall buildings its not possible.

That's what I said in my initial post. I was hoping to put into perspective how ridiculous that goal is in the short term.

It would be better to have realistic goals and a realistic plan to achieve those goals. As much as Atchison's objectives have been laudable, we haven't seen much (or any) progress in truth.

Some good news on the retail front - Mountain Equipment Coop is looking for commercial space in Saskatoon! Janet French from the Star Phoenix has tweeted that she received a written statement from MEC to this effect.

That would be great news...always one of my go to stops when in Calgary! Would be fantastic to have a MEC in Saskatoon!

Any hints as to where they are looking? Hope it is downtown...dependent on how big they plan the saskatoon store to be. Isn't there retail included in the current Galaxy theatre expansion? That would be a good location if enough sq footage.

^ This is very good news. Am I correct in thinking that it is MEC's practice to locate in urban locations, and often edgier, gentrifying neighbourhoods, rather than suburban locales? If that's the case, my bet is on them locating in Riversdale. I always thought that the Adilman Building would've been great for MEC, but it's full of tenants now.

I wonder if there's retail space in the Banks that has the kind of square footage that MEC is looking for?
