Oops... that's because I did the 11 - 30 diagram just before the 50 tallest proposals, here it is again at 25 buildings per page...

Being at Dundas and University, this tower will fill in the skyline gap nicely between Aura and the Residences at RCMI. Too bad it's almost an exact replica of the Four Seasons.

This is the one that is currently an office building right? How do the logistics work for that? Adding 30 storeys on top of a 40 year old building... sounds sketchy! But also very cool if it works!

460 Yonge (now Yonge & Grenville Condos) has been approved at 198 metres, being a decrease of 9 metres due to shadow impact on Alexander Parkette: http://www.toronto.ca/legdocs/mmis/2013/te/bgrd/backgroundfile-61111.pdf

I know many disagree, but I liked the old design a lot more. Good to see another tall condo going ahead though.

I didn't. It was a rip-off of One Bloor by a vastly inferior architectural firm (same firm as Aura). Looked like a gastrointestinal tract.

Ok, We lost, 1, gained one. (200 meter towers) - It's almost like we're standing still.

Glad to see (Casa 3) it doing well in pre-sales. It might actually get underway before Grenville (460 Yonge), which is surprising, since it's relatively new on the scene.

^^ Wasn't CASA 3 always going to be over 200m? CASA is closer to Yorkville and on a side street so is a more desirable location so I'm not surprised its selling well. I wish they'd stop tinkering with 460 Yonge. It's good the way it is. First a height reduction, now I'm hearing that the design will be toned down.

Although I disagree with the decrease in height, this was done to prevent shadows on a nearby parkette, not on the street itself. At 197 metres, this thing will still block out plenty of sky.

At the end of the day, ten years ago a tower of this height at this location would have been unfathomable. This is like ten steps forward, one step back.

You're quite right that its a progression. Most people are averse to change so it needs to happen incrementally. It can be frustrating at times, but at least things are going in the right direction.

yes considering Karma right beside this was shortened by a couple of floors just a year or two ago, it is certainly an improvement. (and it is only 165 meters)

Thats a good point.

Shortened to 165 meters and then the following year shortened to 198 meters is incremental change, considering the properties are right next to each other. But its all good.

Just out of curiosity, do you burst to flames if you're exposed to sunlight? I saw a TV show about a guy like that once. His name was Angel and he hated the sun too.

I avoid direct sunlight as part of my daily routine, that doesn't mean I dislike bright sunny days. I'm still getting tons of UV rays indirectly so it's only a partial solution. I hate wearing sunglasses and generally don't like walking around having to squint all day long. I much prefer Toronto's canyon streets or the shadow side of Yonge. I rarely walk on the side with the sun beaming on it.

My sister's the exact same way. I asked her once why she's crossing to the other side and she said to get in the shade. It dawned on me that lots of other people are doing the exact same thing. It also explains why these things are so popular:

I do love the beach and haven't burst into flames yet so I'm not a vampire. That said, I certainly don't want direct sunlight in my day to day life. I use my balcony every day, but even there I wait till it's over cast or when the balcony is cast in shadow. I never go out there otherwise. I don't find that relaxing at all.

So those shadow policies are accomplishing the exact opposite of what I consider ideal. I want the shadow.

Damn those two approvals were SO close to 200m! It's a shame to lose two projects that both easily could have been in the 200m+ category, not like it will make a big difference on the skyline... what's 2-3m?
