Looks no worse than 90% of what's gone up in the past 5 years. At least it's got four sides... looks a lot better than the Icons from most angles

Not that that is generally a good excuse, but in this case, given the stagnation in Jasper East and how 1000+ new residents will liven it up, I'll take this project all day

Are you kidding? I'll take Icons WITH the blank wall screw up over this crap any day. Mayfair North and maybe Legacy is all i can think of up to par with Edgewater.

Maybe those punched windows will turn out bigger than in the drawing...

NorQuest is poised to grow substantially, specifically in their health care. Licensed Practical Nurses, Health Care Aides, and Unit Clerks are needed everywhere, and right now NorQuest is pretty much the only place that does that training - and they do it all out of 3 or 4 separate spots downtown at the moment. If you go at the right times, you will see people pushing carts of medical lab equipment down the sidewalks crossing streets.

Not so sure about their other programs, though.

I hear what your saying. Density is very good. Location is excellent. Design is absolute shit IMO. I don't know if this had been presented to EDC!!

Probably cause they aren't going to be selling Edgewater for for $650/sqft (or whatever it is for pearl).

It's like True North circa 2002. It's going to take some mediocre projects to get people living in the area and dilute the existing area residents to make it attractive to people will to spend more.

I know a fair number of working class and professionals who live in the condos and rental apartment buildings surrounding this development. The uglier part of the area is in a few blocks where there are some neglected low rise apartment buildings. The Viewpoint neighborhoods down the street is fairly exclusive and houses sell for on average a half mil, with the nicer ones going for much higher.

Yes it is a mediocre project but that's not really a pressing concern for this area at this point. There are 3-4 much higher quality towers proposed for the area, and I'm hoping that this complex gives those other projects a higher likelihood of getting moving

This project is really no different than the Icons.. great catalyst project that maybe suffers on the design side for the greater good of the area. As we've seen, things get better as the area gets more popular. You'll see the same phenomina with Edgewater I think

This isn't East Downtown we're talking about here. The the vast majority of the residents of the area aren't the problem in terms of making it an attractive area to build higher quality.

That's the attitude. Live with garbage, instead of waiting 5-10 years for someone with real vision to turn the site into a showcase, not a dump site of designs from the school of fail.

There's plenty of redevelopment sites for a 'showcase' building. In the meantime I'll take the density to add ammenities and interest.

Most people are not architecture snobs and while it's fun for the armchair critics amongst us to critique the design of the building, it's really of little to no relevance in the real world

I have heard rumblings about whether or not NQ will be an autonomous institution or not. There is a need for the programs it provides. The province has made it clear that its objective is to reduce waste within the greater context of advanced education. I think NQ and other post secondaries are exploring their options. And that is all I know.

Hey that fake historic facade has done wonders for 104st. May be tacky I don't know but it is working great; and with Fox to add more of this to 104th, I think one of Langham's best achievements.

I also don't agree that the podium is anywhere near good looking, but I'll wait on this one to really critique. You have some valid points about the impact it will have though.
