In this case you need to have a development before you can sell. Preferably one that is pre-leased.

Zoning check, DP check, BP basically check, pre-leasing commitments check.

Yeah.. you can do a deal if all the paperwork is done. Don't necessarily need a a shovel in the ground.

However in this case, I think they'll push forward with the work, and soft market it for a while. They'll want to flip it by the time occupancy begins.. # 1, the developer is not a property manager, and # 2, the hotel industry is a nasty nasty business

Looks great. This will be very popular. Looks like they have a good amount to expand. A little small as is.

Cool

I have a thong I use for beaches...those where I must wear a little something. I will have to get it out and wash it so I am ready to hang out after they dump a load of sand.

I just send this off to 311 online:

Quote:
For the past 2 days, both sidewalks on 101 St south of Jasper Ave have been closed to pedestrian traffic.

The east side sidewalk has been closed for several months due to paneling installation on the new First & Jasper building, which seems to be taking longer than usual. Now the west sidewalk's been closed due to the streetscaping project and what looks to be utility replacement.

Closing both sidewalks on such a busy pedestrian street, especially during commuting hours, is completely unacceptable. The sidewalks are heavily used by downtown workers, residents, transit bus users, LRT users, and out-of-town hotel guests.

The City needs to tell the First & Jasper people to finish their paneling work or save that work for the weekends. Or tell the crews doing the streetscaping and utilities to hold off until the east sidewalk is reopened again.

You're way off on where the money comes from and this 71% doesn't include money for things like the hospital and medical research grants etc.

^ That Saskatoon beach is not real, just a proposal that was shot down.

I'm not overly keen on the McKinney Park plan. A beach needs to be adjacent to the water. The proposed beach is too far away and too uphill from the river. It won't really be a beach, it's just sand dumped in the middle of a park...might as well put it in Churchill Square.

Take a look at Clock Tower Beach in Montreal on how to do this right...it's adjacent to the water but separated by a pier to address safety and erosion concerns.

^with a river promenade I am ok with where it is... you can see the water, you can sit back and relax without fear of kids falling into the water.

also, Commonwealth seats look awesome so far.
