Thanks, Mycroft. I'd forgotten about this Canadian Western Bank branch. Was it ever confirmed whether or not the pictured tower will be built of just the ground floor retail?

There's sure a lot going up in downtown Edmonton and surrounding neighbourhoods. Probably the highest amount of construction since the late 1980s.

"green" building initiatives are very important, especially in a climate like ours... unfortunately the application of LEED standards is sometimes a case of the tail wagging the dog... I've experienced a lot of mis-applications in LEED buildings where the focus is more on the point than whether it makes good environmental or operational sense to include that particular feature or system. That costs thousands upon thousands and it seems from experience that public buildings are the ones that bleed the most.

Maybe they need to look at alternate certification programs ?

I'm not to familiar about the process when it comes to site specific construction, but on the land development side there are many things that could be done to make the process more cost effective and ensure quicker turnarounds. There are a few trial programs in place but i have not been envolved with them and don't really know how effective they are.

^^ We all know that LEED is far from perfect and sometimes counterproductive, but on the whole it is a good rating system. The undertone here is what really worries me, not which rating system or criteria you use.

I agree with you 240.
The documentation however is the real issue and I believe the cause of increased costs. Having dealt with the mechanical side now for a few years there are some elements of LEED that could be made more functional with regard the installed systems. LEED is starting to address the long term post construction functionality of a building. Educating some contractors and clients and getting them to buy into the process is still an ongoing issue. Some of the most efficient HVAC systems I have dealt with use the KISS system.

As a side note, my father was designing systems in the region during the 50s and 60s, some of the design elements they used are today the New design criteria.

Thats my opinion but then I can be full of BS a good portion of time.
