It's nice to see additional restaurants coming into the Cultural District. That stretch of Penn is becoming downright fantastic, no doubt about it! As for the apartment development, there are many development proposals that were ommitted by the Trib in their list, but the facts still hold. Pittsburgh is an extremely tight rental market and is in dire need of thousands of new units. Glad to see some out of state or at least out of region developers have finally taken notice and have started building a good number of new units.

Locomotive Lofts opening soon in Lawrenceville, 34 new market-rate apartments

Wednesday, April 17, 2013

Locomotive Lofts, a residential adaptive-reuse of the former H.K. Porter Co. building, is on track to open May 1st in Lawrenceville. Developer Ernie Sota says the project is the most state-of-the-art apartment complex in the neighborhood.

Locomotive Lofts LP is a partnership between Sota and Tony Rodriguez. Paul Rodriguez is the project architect.

Located at the corner of 49th and Harrison Streets, Locomotive Lofts includes 34 market-rate apartment units, and was designed to achieve LEED Gold Certification. Each unit features numerous energy efficiency measures, such as LED lighting, web-based thermostats, and Energy Star appliances. Sota says units have been air-tested and are draft-free.

The former office building was once home to H.K. Porter Co., a manufacturer of compressed air locomotives. Total redevelopments costs were $5.4 million.

One- and two-bedroom units range from $1,050 to $1,850, and secure, off-street parking is also available.

Office/hotel approved for Pittsburgh's West Oakland section

Planners also OK East Liberty hotel

April 17, 2013 12:04 am

By Diana Nelson Jones / Pittsburgh Post-Gazette
The city planning commission approved a proposed office and hotel development in West Oakland on Tuesday, a project that residents on Robinson Street have opposed in large part because of its potential to snarl traffic along that corridor.

The new construction would occupy land between Fifth and Forbes avenues at the base of Robinson Street. A new road aligned with the Fifth and Robinson intersection would allow access into the development.

The commission approved a nine-story office building with four stories of parking below, the first of three buildings that have been proposed.

After three meetings with the community, representatives of the developer, Oakland Portal Partners, agreed to pay for design and installation of a traffic monitoring system at the bottom of Robinson Street, which cut-through traffic now uses to turn right illegally to get onto Fifth Avenue to get on the parkway.

In other action, the commission gave the go-ahead to Parkinson Construction for the proposed Hotel Indigo at North Highland Avenue and Broad Street in East Liberty.

Felix Cardello, an architect for TKA, presented revised drawings of the building facade.

Great news all around in that planning commission article. The NIMBYs were defeated on the Oakland Portal project, and as suggested originally, it turned out it was easy to tweak the Hotel Indigo design to keep it moving along. And I am quite glad to see they are looking at this September to start work on Eastside III/Transit Center project.

For how big of a player Mylan is in the pharmaceutical world, I'm underwhelmed by that building.

While the original Cork Factory just across the railroad tracks took about a year to lease up its nearly 300 apartments when it was projected to take two years, Hammel said Lot 24 leased up in less than 120 days.
MATH ALERT!!

So the Cork Factory rented units at a rate of 25 per month but Hammel is bragging about a rate of 24 units per month for Lot 24? That would be slower...

It's in Southpointe, what do you expect? Foster Plaza of the 21st Century.

I expected something a little more creative like the Fore Systems campus in Warrendale. There's plenty of interesting suburban office architecture out there.

Random personal observation: there is a lot of work going on inside the Mellon Bank Branch (aka the former Lord & Taylor, which PNC is converting to offices).

I don't know - doesn't seem that bad to me. Can't wait to see Industrial Scientifics renderings. Given the size and site for that building, it could be pretty cool. I think they are supposed to start construction soon, but I haven't seen a single picture.

It's a decent suburban building - nice, pleasant. A pharma company is probably going to be too conservative to think literally outside the box on a headquarters design, or frankly even care to even think about it, other than "nice."

As the early indications seem to point to some nice success for Highmark Stadium, it looks as though ownership already has some pretty solid expansion plans for the site. Split into 3 phases of work, this source seems to indicate that the first expansion is already slated for the offseason.

Quote:
Expansion Potential: 3 phases:
1st Phase - is making the supporters section a permanent grandstand and adding mroe seating to that area of the stadium which could add about another 2,000 seats. That would bring total capacity to about 6,000 (Expected to take place following this season)
2nd Phase - is wrapping corners of stadium with mroe seating near the East End. This could add about another 1,000. (Based upon demand)
3rd Phase would involve a second tier of seating over the current grandstand. This would require substantial coordination with the city because it would require building over a nearby roadway. This could bring stadium theoretically to slightly over 10,000 (Based upon demand)
